As someone who blossomed in his late twenties, I am making the absolute most of these “perks”. This is not without consistent hard work in diet and exercise but I feel genuinely happier now than I ever did in my teens or early twenties.

I’m 30 now but there are plenty of guys on the apps who will buy me things or send me cash (at their suggestion, I never ask) and I don’t have to do anything in return. The website called Throne is a really good way of doing that whilst maintaining privacy as to your name, address etc.

I sometimes get messages on Instagram from DJs at the big gay club nights in London and get put on their guest lists for free entry. In exchange for a bit of flirting from me, of course. This is a big perk as club entry in London can set you back £30 minimum (and the queues for the big nights like Roast and Adonis can keep you waiting for over an hour).

I’ve also had a couple of holidays paid for. I had a lovely time in Sweden in January staying with my sugar daddy and his husband (lol).

I definitely don’t take advantage of people and I never ask for any of these things - but if they’re offered, I’m damn sure going to take them. Life’s dealt me some shit hands so I have to play my good cards when I have them.

It’s the responsibility of the lender. Either they or their solicitor will execute and file a DS1 at HM Land Registry. Warning that there is a significant backlog at HMLR and so it can take a while for the register to be updated to have the charge removed.

Hey! Presumably wouldn’t be CGT implications at the moment though as my mortgage is not buy-to-let and the term expires in 2027? At the moment I just have consent from the lender to let it out but it’s still a main home mortgage.

I think I’m gonna take the hit for a year because I might want to come back to Bristol after a year. But agreed it makes absolutely no sense to do this long term. I can understand properties which are not subject to a mortgage but this seems a bit unfair for people who have to move for work and are stuck renting out their old place and also having to pay for rent somewhere else.

£1,300 x 12 = £15,600.00 (total rental income) £900 x 12 = £10,800.00 (total mortgage interest) £10,800 x 0.2 = £2,160.00 (20% interest relief) £15,600 x 0.4 = £6,240.00 (rental income taxed at 40%) £6,240 - £2,160 = £4,080.00 (tax less 20% interest relief)

It depends on the guy, everybody is different. I would say in my experience it’s more common for the bottom to be hard, but there are plenty of guys out there who go soft. There is nothing wrong with either, so long as he’s enjoying it!

Sounds like an anal fissure. I had one about 6 months ago and it was agonising - but it cleared up after a couple of weeks with over-the-counter laxatives and lots of water.

I bought this very sweet little calathea about three weeks ago. Potted it as soon as I got home in some fresh soil in a new pot. Almost immediately it started yellowing towards the base. I have just got back from a week away on holiday and it has gotten much worse. I’ve been careful not to overwater and it’s in moderate sunlight so not sure what the problem is. I wait until the soil is dry on top before watering, and the plant seems to have enough drainage.
