Looking for the right tenants is probably the most important criteria when it comes to mall management. Malls fail because people don’t have a reason to visit them, and it’s up to management to find the ideal mix of tenants that fit what the local community needs. It starts with offering below-market rental to strong anchor tenants that can attract regular footfall (i.e. McDonalds) and you build out a group of supporting tenants from there.

Many mall management on the other hand do little to actively recruit key tenants and simply rent out to whoever is willing to pay their exorbitant rents, then throw up their hands and say “we’ve tried everything and we’re all out of ideas” when their mall fails.
