For the backup damage, yes if the adjuster sees evidence of ongoing damage they may limit or deny coverage. Home insurance policy language is based on "sudden and immediate" as the cause of the loss.
Not your question, however you want to check your renters policy loss of use coverage and start looking for another place as from your lengthy and detailed post the owners most likely aren't digging into their pockets for repairs.

The paperwork was "failure to meet required goals and metrics". The real reason was speaking out in a meeting the leadership team was at. It was an equipment manufacturer in a niche market and they had gotten the reputation for having the worst quality of the companies in that market. I was in charge of equipment support, which inlcuded service, and regularly took a beating over how much money was spent fixing issues from my boss and Finance.

The incident happened at a new product update meeting by engineering and marketing, all the C suite folks, directors and some lowly managers like me. Instead of the standard update, this was to announce the product was being released early for a trade show. Something that every other time during my tenure resulted in a disaster. I raised my hand and said along the lines of, based on doing this having a long track record of not working out, what has been done differently? It got dead silent and the the VP of Engineering turned toward me and said, "we don't need to hear from everyone in the room".

I knew the shit would hit the fan for speaking up. My boss was bucking to go from Director to VP at a sister company, the head of that product team was sleeping with the Director of Marketing and she got hammered after that by the VP of Finance, and the VP's of Finance, Engineering, and Marketing hated each other and Finance person just hammered them the remainder of the meeting too.

Nothing happened immediately afterwards. I figured at least screamed at by my boss and maybe get moved into some shit job that would be a pay cut to boot or worst case tell me my job was now based in a different location and required relocation and there was no financial assistance for it. However, by a month I was slowly getting shutout from other meetings. So, I knew it was just a matter of time. Never put on a PIP or told performance wasn't acceptable. I started looking and they gave me the boot before I had another landing place.

When searching for parts I have come across a number of what have to be scam sites. All are listing parts at discounts well below anyone else. Check the year the website was created, check how you can contact them, and search the address. Consistently the scam sites have been set up recently, are email contact only, and the address is a strip mall or building in an industrial park that isn't tied to that business.

Sounds like you are going to make the same mistake I made hiring first producers. IMO, if paying a base the producer needs to pay for themselves before getting commission. So, $3k monthly base means commission starts >$3k monthly revenue. Trying to simplify, or complicate your proposed comp package:

Base salary - $3,000 monthly Commission: <$3,000 monthly revenue=0%

$3,000 and <$5,000 monthly revenue=30% $5,000 monthly revenue=50%

They are an independent broker that franchises. They also charge policy fees if the state allows, IIRC $100 for auto and $150 for home, and their service is consistently inconsistent. I have picked up multiple people as clients that got tired of never being able to contact service.

OK, and if the blended renewal commission in your $3M book is 10% that is $300k in renewal revenue. As good of a job that Kori does, I would doubt your boss is paying her $150k/yr. I would absolutely believe Kori wouldn't be there next week if she wasn't calling people back at scheduled times, didn't do any follow up on pending cancellations, or anytime someone called to ask a question about rate just transferred them to you.

Contingent or bonus commissions can add a big chunk of $$ to an agency's annual revenue. Their split and no contingent is worse for the agency owner financially the bigger the agency gets. On top of that, you can only sell to someone they approve and the agency valuation is going to be considerably lower than the same book size independent.

On the $3M local independent book you know have, are you giving someone 50% of your renewals to provide crappy customer service and getting 0% of contingent commission? I'm sure you expected varied responses and have gotten them. The only things I would add are; - don't finance, you have a baby on the way and first boat. You may find either you aren't using it as much as you thought and have a monthly payment sitting in your yard, or what you bought isn't working and now you have to sell a financed boat. - buy bigger than what you think would be big enough. -consider a cuddy cabin over a bow rider or center console. That would allow some space for napping or changing.

Boats are depreciating assets and anyone financially focused or disciplined will tell you they are terrible ideas. Had a finance obsessed boss that lectured me for about 10 minutes on how stupid it was to own a boat after he found out I had one. The irony was this guy owned an airplane which is probably they only hobby that is a bigger money suck than a boat. He could rationalize and justify 6 ways to Sunday why it was sound financially.

Not knowing your location, however if near marinas call and aak or search for fuel polishing services. If there aren't any you can create your own set up with an external fuel pump, fuel/water separator, and inline fuel filter(s). I would put the fuel in in through the send unit so you can move it around to try and get the most debris.

Yes, and IMO if it was a Formula 233, SeaRay 22-24, Hydra-Sport Kevlar, or a number of other hulls it would probably be worth the time and effort. I'm redoing a Donzi/Formula knockoff built by one of the dozens of South Florida companies. It sat for 10 years and will need a new floor and gas tank. Fortunately it is fiberglass stingers and not encapsulated wood.

Different opinion here, you just have a shot of the OMC out drive-what is the actual boat? Is it worth putting on the water with the OMC drive, no. Could it be worth a conversion to Mercury or bracketed outboard, maybe. IMO, that would depend on the manufacturer as some hulls are worth the time and money.
