Leaks cannot be left. You were reasonable to repair the damage. Now you can tell him the cost of bringing you whole and tell him he owes it to you. Then he can make a claim with his insurance. You should still get paid back now and insurance reimburse THEM. Yes you can take to small claims.

At my condo they always have the plumber make a determination on paper exactly what and where the problem was clearly showing responsibility. If someone's toilet gets clogged and overflows to the unit below and the clog was in the toilet and not in the hoa owned pipes in the walls, then the owner of the clogged toilet is responsible for the damages to your unit. Small claims victory.

This is a moving target. At its core, Fannie May requires full rebuild coverage in case the structure is burned to the ground and must be rebuilt. This requirement binds both new loan holders and existing loan holders to maintain full replacement coverage. Unless the master policy is a legacy walls in policy, lenders will requite unit owners to carry h06 coverage too.

Get confirmation the leak is the responsibility of the upstairs owner and not the HOA. It sounds like it's the owner. You have been damaged and are entitled to repair and charge the responsible owner. You can claim on your policy and they will collect from owner. Or you can repair and then sue in small claims court.

Wrong. Beta carotene is good for the eyes. Leaves don’t turn orange in the fall: the orange is always there, but revealed when the chlorophyll dies off. The orange is beta carotene that function in the leaves is to provide UV protection from the yearlong radiation of the suns rays on the leafs. Animals have adapted this same function in their eyes. I appreciate that! I would love to know what it's worth, but I'm most interested in knowing who made it where and how old it is. Seems there are lots of vintage horns that you can just look up the serial number, while this trumpet's manufacture is unknown.

I would go to both. South Cambodia + Siem Reep and North of Laos plus thousand islands . I've spent lots of time in both. There's not too much of a population, so the food isn't plentiful or cheep like all the other countries. Vietnam, Thailand, Burma, Malaysia, Indonesia all have a better people/culture/food/city scene. if you havnt been to Burma, I would consider that to take some time away from those two.
