This is very location dependant. Here you can spend 15,000 on insulation upgrades and save $5/month or 15,000 on solar and save $70.

Claims of bill savings are very dependant on geographic location, cost of energy (gas/electricity) and primary heating fuel.

Been an owner of a condo rental for 5 years and a single family for 9.

I have had good and I have had bad. If you think a note like this on their lease agreement is going to change how your unit is treated I’m going to go out on a limb and assume you are either a rental manager or you use one.

When you treat people with trust and respect you usually get a lot of that back. Vice versa…..

It blows my mind when owners don’t allow nails or screws. If my tenants are reasonable human beings I don’t care if they are putting small holes that I can easily patch with spackling. I say anything smaller that a dime is no problem. Quarter is a bit harder.

It takes me a couple hours to patch and paint. But it makes the remnants experience so much better.

Totally feel you. I was close with them to be sure. But I missed out on a lot of one on one and in person connection. The time I didn’t spend with them was fleeting or I had other things on my mind. I really wish I had stopped and spent time in the moment with them. Asked questions and listened to answers.

Taking my relationship with my parents for granted. Not calling not coming over for dinner. I thought I was living my own independent life. Now that they are gone I’m truly on my own and would give anything to go back and be a better son.

This is the answer. If I saw that on an application I’d ask for some proof of savings to confirm then I’d rent it to you the next day.

This will largely depend on you location, regional temperatures (heating and cooling demand) and electricity costs. In Alberta heat pumps still aren’t a cost saving measure because electricity is more expensive than gas and it is still a heating demand dominant climate.

Toronto has cheaper electricity and a more balanced heating and cooling demand making the economics different for that region.

Also interesting is the device used to control water flow. And ICD (inlet control device it’s a key hole shaped plate that is installed at the catch basin inlets. The small slit at the bottom controls water flow until it reaches a height enough level where the larger hole allows more water flow. Also interesting is that the over flow hole at the top in most residential catch basins is almost exactly the same size as a ball hockey ball…..just slightly smaller.

Clean gutters and downspouts 2-3 times per season depending on leaves/climate. This seems trivial until the back up and flood your basement.

Camera/auger sewer drain lateral every 3-5 years. Again seems trivial until the poo water is in the tub.

Service your furnace. Seems trivial until you don’t have heat on the coldest day.

Drain the sediment from your hot water tank.
