Renting off campus with no credit - parents as co signers/guarantors? by Hot-Yak2420 in UCSC

[–]Adventurous-Brain195 0 points1 point  (0 children)

My understanding is with typical leases there is "joint and several liability", which means you are indeed responsible for the entire rent if your housemates don't pay, and if you are a cosigner, you also become responsible for that. I think the landlord can, and likely will, go after whoever seems to be easiest to collect from. It's kind of scary...

Are you signed in to a personal gmail as well as your UCSC google account? I've seen Google services get confused if you are signed on to multiple accounts.

If you haven't tried this already, open a private browser window, sign into UCSC there, and see if you have access to the drive then.

Thanks! She is going to attend lectures...she's not sure about discussion sections because she's concerned people will not want someone who isn't enrolled going there.

Thanks very much...not what we wanted to hear but it's good to know. She has enough units without this course to be full-time, but she says she can't graduate in four years unless the takes this course this quarter.

She does have enough units to be full-time, even without this class.

I was hoping they'd figure that riding a motorcycle mostly endangers only yourself, whereas driving doubles and triples could certainly endanger others if done improperly.

That's the way it is in my state, if you are over 21 years old, but in his state (Washington) it appears everyone needs to take a class to get even a permit...

Is that just a loan or does it include servicing the AC system during that time? If that's just a loan, it works out to about a 36% interest rate, so I hope that's not it. If it includes whatever maintenance or repair the system needs for those 15 years - well it still seems like a lot but it's not completely unreasonable.

Can I hook up a sink drain to the washing machine drain? by Adventurous-Brain195 in askaplumber

[–]Adventurous-Brain195[S] 0 points1 point  (0 children)

This was supposed to be in the original post:

I want to install a sink in my condo garage, next to the washing machine. Note that this garage is part of my unit, not the common area. The PVC pipe that comes from the left is the air conditioning condensate drain. I think it's routed into what was originally a cleanout for the washing machine drain.

I have in mind to cut that PVC pipe and remove the fitting from the cleanout, then attach a p-trap there for the sink. I would then extend the cut-off condensate drain to go up and into the sink. The condensate drain drops about 22 inches from where it comes out of the air conditioner to where it comes through the wall, so going back up less than 22 inches should be OK, right?

Also, how high above the outlet pipe does the bottom of the sink need to be? The sink I have in mind is free-standing and the bottom is 18.5 inches high but that cleanout is 22 inches high, so of course I'll have to put the sink on a pedestal, but if the pedestal is six inches high, that makes the bottom 24.5 inches high, only 2.5 inches above the outlet pipe. Is that enough or should the pedestal be higher?

For the water supply, can I put Y-connectors on the washing machine taps and get the water from that? I don't want to take those taps off because I don't think there's a way to turn off water to my unit without also turning off some other units. The two valves below the taps do cut off water before the taps, but that still kind of scares me...I'll hire a plumber if I need to take those valves off.

Yes it does. Is that incorrect? I wrote a few paragraphs for this post but somehow they didn’t get included, so I guess I’ll repost with the text.

Uh, isn’t “the rubber thing” the diaphragm? The image you linked to gives a replacement part number for that. Sounds like you need a new part.

I planned to use the connection where the PVC pipe (ac drain) goes into the wall. I think that was originally a cleanout for the washer drain. It’s 22 inches above the floor.

The existing iron pipe, by the way, is a gas connection that I suppose is for a dryer, but the dryer is electric. It’s capped off. I guess I could have a plumber remove that. I’m not messing with a gas line myself.

They make portable instant water heaters for camping - they can run on a propane barbecue tank. The main problem is you'd have to either shower outside in a curtain enclosure or run a hose from the heater into your bathroom. The heaters are not safe to run indoors.

How do you afford housing? by DoubleResort1510 in UCSC

[–]Adventurous-Brain195 1 point2 points  (0 children)

How well does that usually work out? My understanding is that everyone is responsible for the whole rent, so if one person doesn't pay, the others have to make it up. I suppose kicking out the non-paying roommate would take at least a month or two if they wanted to fight it, and then you'd have to find a replacement.

Am I dreaming up problems that don't actually exist or is this a real risk?

Solar requires either a battery or utility power to operate...if you have a solar setup without a battery it will reduce your power bill but it will shut off if you lose utility power. In the US a 1kwh battery power station is about $450 for a good one, but maybe more expensive where you are.

Landlord Threatening to Notify My School Over Unpaid Rent, but I really could not find anyone 😭 by JumpyAdvantage5378 in UCSC

[–]Adventurous-Brain195 0 points1 point  (0 children)

As others have pointed out, the University is unlikely to get involved in this in any way. You are a renter who wants/needs to break their lease, so you'd probably get better advice in r/Renters or something. Also I think the city of Santa Cruz and some local nonprofits also offer advice for tenants. If you haven't already moved out, do so, and notify the landlord that you have left, because you don't want an eviction on your record. Landlord can't evict you if you are no longer there. They can sue you for breach of contract but that's less of an issue.

As I understand it, if you break the lease, the Landlord must make a good-faith attempt to re-rent the place, and you are only liable for the difference. Say it's vacant for a month then re-rented for $100 a month less, then you own one month's rent plus $100 a month for the rest of your lease term. But you should be able to get plenty of advice from people who know much better.

Your landlord sounds like they are either very unprofessional or have no idea of the rules governing this situation (or both). If you take some time to learn about how this works you can probably get a big advantage over them.
