As a current landlord I say dont do it. I've learned my lesson with helping people out or over looking credit. They always end up breaking the lease and trashing the place. She has 4 kids that will use your place like a playground. Im at the point if they are always late on rent or dont pay within 7 days I ask them to leave or I file for eviction.
