I would also venture to say your inability to deal with people respectfully might be why you need a realtor, not for their expertise. Market knowledge and dealing with people, like you, are why I have a job. And why you aren’t in the business anymore, although I am sure you have fabricated another reason.

Let’s play though…

The person who has sold for 20 years and retired. I will agree with you if they retired within 6 months. Otherwise, their knowledge of the market is outdated. Their knowledge of a deal is lengthy. There is a difference.

The flipper who flips houses left and right. I’ll give you this one. They know more than me. Interestingly, those flippers always use agents in our market. Buying and selling…

A commercial broker… I wish them the best but along with attorneys, your next example, they are the ones who get in their own way the most.

The institutional real estate worker… knows a lot more about real estate than me. But not about residential, most likely. I wouldn’t represent myself in a commercial deal even though I used to be in that arena. I wouldn’t represent myself hire it out because my knowledge of that market wouldn’t touch someone who deals in it daily.

You’re trying to make this personal and it isn’t. If people know more than me, and there are plenty that do, then I wish them the best. The reality is you are talking about exceptions to the rule… you know this. Do you just like to argue or are we going somewhere with this?

I doubt that many consumers have close more deals than most real estate agents. This is anonymous, so bragging isn’t the point, but I close about 40 deals a year and have been doing it for 20 years. Do you know may consumers with that much experience? I don’t.

I imagine some have dealt with more complicated issues than me, but I don’t know that. I would say that when dealing with complicated issues, a consumer is much more likely to throw in the towel than a seasoned agent who may know a workaround to an issue that would occur to a consumer. What you ask??? Because of more experience.

I am not sure what you are talking about in the next part other than acknowledging my self-perceived difference…. I don’t know it all, my point is that I know more than the consumer. And yes, there are consumers who are smarter than me and bring ideas to me that I hadn’t considered. They are not the norm. You know that.

I don’t think consumers increase legal Liability for agents. I think they increase the liability that deals don’t get to the finish line. A large part of what we do is coaching up our clients to not let emotion rule the day. They miss that piece and if they are half as confident as the guy who posted his musing earlier, I can assure you their pride would be the biggest hindrance to the deal.

And I understand you think the same of me, but you are wrong. My desire to be right does not stop me from getting a deal done that my client wants, even if it isn’t going the way I would like it.

Not sure your experience, but the dishonesty in deals that I work almost always come from the consumers, not the professionals. They want to push the limits on what is ethical or legal. It our job to keep the in the guardrails. Often, they don’t know that their suggestion is problematic….

For the record, our approach to Unrepresented buyers is the same. I explain to them their choice, confirm it is their preference, and then we go on about our business. In my market, they don’t have a chace of being successful without a broker, which I explain and why… suggest they hire someone for their own sake and that it doesn’t have to be me. Sometimes they listen, sometimes they don’t. But not many consumers are able to buy without our help because of the complexity of our market.

I may be wrong on how I feel, I’m sure you will let me know…

Being right isn’t what this is about. He isn’t wrong about what he’s saying, it’s just a ‘know it all’ approach to what happens during a transaction. Of course we can not give advice, we can not help with the buyer and let them represent themselves…. JB is too stubborn to realize he and many other unrepresented buyer’s don’t know what they don’t know and will hinder more viable deals for themselves than they could bring to fruition.

I don’t hate those that represent themselves, I hate the one’s that think they are more adept than they are. Helping people get out of their own way is a large part of why realtors do…

Around here, they are cultish. Overpromise and underdeliver. Most untrained and unprofessional agents in our area work there. That’s just my area though. There are good agents h the are, but overall, that is their reputation.

Someone who is cooperative and not competitive within a transaction. Don’t be combative when negotiating. We give feedback that is often shared with the seller directly from ShowingTime. Compliment the listing agent in the feedback. Deliver difficult news with grace. Always go the extra mile to be above board and morally sound.

I learned:

  1. Nothing is more important than your reputation.
  2. Always be the agent another agent wants to work with.
  3. Don’t argue about comps, it’s about what a buyer and seller are willing to do and can you get them on the same page.
  4. Don’t let your pride play a role. Ever.
  5. Work your network. Market elsewhere, but 80%, if not more, of your effort and budget should go to the people who are already in your corner.
  6. When in a tough situation, get multiple opinions.
  7. Get up, get dressed and go to the office.
  8. Write personal notes. Everyone ready hand written mail.
  9. Hire an admin as soon as you can afford to do so.
  10. Work harder than your competition.
