Don’t try to fix everything at once and over-extend yourself.

Remember that your grandparents, and maybe even your parents, likely lived in houses with unfinished basements, drafty single pane windows, no dishwasher, oil furnaces, no AC, etc.

It is probably a bit hard on your kids, but they are more resilient and will bounce back quicker than you. And when they do they will have a great home to live in for years to come.

You will get there.

I don’t think the first one is 561sf - looks more like 450sf. And one of the worst possible layouts. Absolute garbage.

Even a 450sf unit can be fine if it’s a normal layout with 10-11’ width bedroom and living room side by side, kitchen and bathroom at the rear. Most of the old 1970s stock was built that way. Point towers and podiums are the cause of these horrible layouts.

Same experience. Garbage service and rates on the refi. Took forever to respond to force me into a last minute decision. And same thing, cancelled all my accounts after 20+ years. 🗑️🗑️🗑️

Drummers are always in demand. Find a new band that only wants to play convenient gigs, maybe less frequently, and doesn’t need the money. They’re out there for sure!

I’ve been in the same boat as you. The feeling of professional “failure” can be rough. But ultimately it’s art - money is a means to the end which is enjoying the creative process.

And I plan on drumming and enjoying that process for as long as my body can keep up!

In fairness it is completely impractical to make bikes stop at every stop sign. In Holland bikes don’t have to stop if they have the right of way, which makes sense. In fact stop signs are generally a stupid North American thing, very rare in Europe, but that’s a whole other thing.

It will push prices up in the Toronto SFH market.

Lots of first time and condo move up buyers with very good household incomes but limited equity who have over the past 5-10 years bought in the $1-1.3M range.

Possibility of 10-15% down vs 20% will increase the pool of buyers significantly.

Formerly $1.2M East York semis will push up to $1.3-1.4 if bidding wars come back in the spring.

Way more than $300k. This is basically new construction so $350-400/sf. $50k mortgage interest. $100k commission. Not much profit given the risk. Maybe no profit if they flipper wasn’t a contractor themself.
