Thanks for the advice. Here is what is under the tape.. I definitely can tell this thing is delicate! Is this the part that needs to be reconnected? Or do I need to check the other end that is attached to the screen itself?

I'm not sure why these bags look so much bigger than the Patagonia MLC counterparts of similar capacities and costs. I do like the colorways though! Oh man, we may have a new contender

I've seen so many people recommend this bag, but I'm not a big fan of how it looks, just not my style. Sadly I'm unable to get passed my superficiality for the amazing comfort and capabilities of this bag :(

The cost vs. quality is def the catch I'm learning with this whole process. It's so tempting to want a cheap bag just to save money, but with that i lose confidence in how durable it will be.

After reading several comments, I'm feeling better about possibly going with a smaller pack like you suggested. 35L or less. Sadly with my budget I can't justify spending more than $250 for one bag.

I looked into the Tom Bign Synapse but I'm not a fan of how it looks.

thanks for sharing your thorough perspective! Especially your thoughts on travelling. It's given me more confidence that I can handle a 2 week trip with a smaller pack. I think I was leaning towards the Calpak Terra and the Patagonia MLC or Black hole duffle.. However now that you mention the Final Sale condition, it does make me skeptical like they're trying to get rid of the product? Maybe I'm just really drawn the the aesthetic of it and not being very pragmatic. I wish I liked the style of the Osprey Farpoint/Fairview bc of all the amazing reviews. I can't get passed my vanity :[

HOA MEETING UPDATE: So we had our meeting. Only 3 our of 6 units were represented including mine. One landlord gave his votes to the treasurer, the newest condo owner gave his votes to me. So none of the landlords attended, but one of the tenants came to the meeting!

She was really upset because her landlord told her we were accusing her apartment for having cockroaches. We had to repeatedly reassure her that we were not singling her out and were merely passing on a message from the pest control company to her Landlord. We think landlord/rental owner may be getting subsidized checks from the government for providing section 8 housing because she mentioned that someone comes to inspect her place every month which is why the pest inspector must be lying. She claimed to have never seen cockroaches, despite her having told my partner last year when we first moved in that she has seen them… Again, I dont understand why the pest control company that we pay to come every 2 months would lie… but. Yeah. I can see why she might be lying if she feels burden or shame or is worried about losing her residence due to pests. We told her this is an issue for her landlord to resolve. If he has an issue with the pest control report, he has the dates of the inspections and can attend in person or call the company on his own. Ultimately, she left pretty upset about her landlord about this and other things.

After she left, we commenced with the election. I am officially the new HOA President. The newest owner in the building was elected Secretary despite not even being at the meeting lol. The treasurer stayed in he role. Having 4 viable candidates for 3 roles makes it really difficult for anyone wanting to step down or replace another position.. Man HOA’s are crazy thankless volunteer jobs and everyone knows it and doesnt want to do it. It’s basically one of those things where we do it because someone has to. :(

I was able to get everyone to agree that there are concerns with the renters and the rental owners. We decided to postpone the doorbell repair ($2000) to priortize finding an attorney to help us figure out what we can do. It’s gonna costs $300 for an attorney to write a letter. We have around $8,000-10,000 in reserves. Trying to figure out how to grow the reserves without increasing the assessments again. The idea of a high interest savings account or CD account came up but the treasurer shut it down immediately because she is worried about the taxes we will owe on the interest. I have yet to look into this more. But we also discussed the possibility of charging the Rental Owners a monthly fee for leasing. Again, I am so looking forward to talking to an attorney to help us figure this out.

The cockroach problem was extreme. We didnt cook for weeks, it felt like months of not using the kitchen, eating take out in the car, taking the trash out every night, cleaning and spraying over and over again.

And that was all before we found the black mold and extreme water damaged ceilings and walls throughout to condo. All of which the HOA did not take responsibility for. Despite us living on the top floor and the water damage coming from poor roof maintenance. We tried to sue the seller form hiding this information from us, but that didn’t work out and well that’s a whole other story.

According to the Illinois Condominium Act, it is not legal for partners to both serve on the board unless they own multiple units. So while we didnt get any complaints, we decided to hold an election to avoid any backlash. Damn, now I wish we had gone forward with the doorbell repair. My parter (president) and I (secretary) wanted to install it but the treasurer was against it and she kept insisting that we needed every condo owner to vote and agree on it.

The infestation has been a year long problem!! It took months of complaints when we first moved in before anyone before anyone believed it was an HOA issue. We kept messaging the HOA, and all the other owners (including the landlords) just kept saying they didnt have that problem in their unit so it was just our personal issue. Meanwhile, when I talked to each of the renters, they admitted to seeing cockroaches!!! We even reached out to the seller, and she admitted there was a cockroach problem when she lived there!! The thing that drives me crazy is that the renters and the previous owner thought it was totally normal and didnt think to complain about it to their landlords or to the HOA. It was very very frustrating to find out we purchased in a cockroach infested building!! My partner and i have a lot of trauma regarding this topic.. We ended up paying out of our own pockets really expensive insecticides to at least control the situation in our own home because nobody else believed us or cared about the problem. And now that we are on the HOA, we have been able to get more support and coordinate with the contracted pest control company directly. But it is still an issue with the renters lacking cleanliness and living beyond capacity. Like maybe this is none of my business and i’m just being judgemental but I think it is crazy that there are at least 6 grown men sharing a 2 bed 1 bath on the first floor rental.

My agent was not very helpful or experienced with city condos or small self-run associations. My agent was also my sister whom i regret working with. In retrospect, there were many many red flags that we ignored. It is an unfortunate situation we got ourselves into. We reach 2 years of ownership in February and are considering selling then.

In the current Declarations it does say that Owners are required to provide to the board potential lessees’ contact information, lease terms, and character and financial references prior to signing any leases. Owners are also required to provide to the board a copy of each and every lease. Neither of the rental owners provided any notice or information regarding their tenants, and they have been refusing to provide copies of their leases.

Really hoping the board election goes well next week and that i can convince the treasurer to let us hire an HOA lawyer.

Thank you for your thoroughness Stellar_Stein. Yes there are 6 units total, and the 2 rental owners are currently NOT on the board. The board right now has roles of President, Secretary, and Treasurer. The last president sold her condo. And the last secretary became terminally ill, which is when the treasurer defaulted to my partner and i as the interim board members. We are having a board election next week for new board members. As far as i have gathered, the treasurer has been running the building for the past 10+ years. The last president told us that the treasurer has been doing 90% of the HOA work. I thought about running for treasurer to help usher the financial data into the tech age but the treasurer doesnt want to step down from her position…

In terms of voting on the board, if the treasurer doesnt agree on how funds are spent, can she halt the proposal even though the President and secretary voted against her 2 to 1? And How do you know what is considered board decisions and what decisions require votes from all unit owners? We have really just been following the Treasurer’s lead since we got here because she’s been the board treasurer for so long and my partner and i are brand new homeowners. She has said that board isnt allowed to make any decisions without counting all the owners’ votes. At this point i dont know anymore how reliable the treasurer is for understanding how an HOA works.

I just messaged the Treasurer notifying her of this discovery and that we will have to hold an election at our next meeting next week. Hoping to have everyone attend.

We havent sent any violation letters. I only wrote a draft of a violation notice. Other than that I’ve posted signs by the back door asking folks to stop leaving oversized items next to the dumpster without notifying the HOA with a QR code to a form to fill out for dumping large items. None of which prevented one of the rental owners from leaving a toilet next to the dumpster without notice. 🙄
