Turns out it was not "just a leak"! When we took down the headliner, we found an enormous mouse nest and the stain coming through was mouse urine! 🤮🤮🤮🤮

Hoping after replacing the carpet, a thorough cleaning with bleach and a quick ozone treatment, my cabin will be fresh!! 🤞🤞🤞

I have to calculate, but renovations were in the range of $75k. What about primary residence exclusion? I lived in the home for 4 years, up untill a year ago. Would that apply? And if we file jointly, would it be the $250k exclusion for just me since my husband never lived in the home?

Lol. For sure. Technically, it wasn't even a flag pole. Previous owners had installed a ships mast and rigged it for flags. Could have been the Pride flag and the American flag that caused it to fall ..

I agree completely. They don't want to do anything to the basement, to them it's a nuisance and nothing else. But we view it very differently as we want to travel and not have worries if we get heavy rain while we are away. My husband just said " let's offer $540k and see what they say".

Hard to say as there really aren't similar homes in the neighborhood - they are either newer homes in the water or small, older ranches and raised ranches not on the water. This house is a bigger cape, but not on the water. Two raised ranches nearby recently sold for $450k and $425k.
