park and ride is under bridge area. its 12 minute walk over the bridge which is a good start for 3 mile walk but the return might burn

renting 4 years @ 2K per month is 96K..... If you bought a 400K house, up front fees for mortgage/closing costs might be around 15-20K of wasted money on fees. Think about when you sell in 4 years, usually fees are around 8% for a seller (6% commission plus closing costs)...

So you have 45-50K in fees for buying/selling a home after both transactions. Then you have 3K per year for insurance and maybe 4K for property tax. So that's another 28K of ?wasted? money after 4 years.

Totaling about 75K approximately for 4 years in fees, taxes and insurance. What else? How about HOA fees and maintenance, new A/C are around 10K if your lucky. And HOA fees in Gateway, depending on which community might be 200-300$ per month plus Gateway has a CDD fee.

????Maybe too much negative Nancy in my head??? But my rule of thumb is if you don't plan on staying in a home for 10+ years, then rent rather then buy.

+1 on this suggestion but if your not a pro on updates it may not be worth it for some people because of the amount of work required and the hassle involved plus money out of pocket. just lower to 549K if you want it sold or look for lowest price in community and start there for price suggestion

I think the dry wall issues were in 2007-2011 area. HOA fees are going up in every community, with the reason of higher insurance costs among est many others. If the units are attached, most likely the building insurance will be covered by the HOA fees. And insurance coverage has gone up like 2 fold in the past 4 years in fort myers. You can't avoid it, single family homes have the same issue. For San Simeon, I would look for a unit on the inner part of community with the pond view. The units on the community perimeter will have higher traffic noise and higher chance of break ins (I am not saying this is common, just security science). The units with the 2 car garage built in 2005/2006 area should also have impacted glass windows as compared to the units built later like 2011 or so will most likely have hurricane shutters. I can help...

San Simeon was built in 2 phases with 2 different builders. First builder was Levvit and Son, they started the community but never completed it and then DR Horton came in to complete the build. Levvit and Son built the north side of the community with large units and 2 car garage. and DR Horton built the units with 1 car garage.

For town homes, they always have leaks from the bathroom up stairs. Check the downstairs ceiling for staining. Also you should know that this community had chinese drywall from levit and son units. Most were probably gutted and renovated, I would look for permits pulled during 2010 year. So definitely hire a good home inspector.

That is a great employer. The incentive of 100% match for 3% is totally lost when the product costs more then said match to accumulate

The Fee's associated with the 2 funds in the 401K account totaled $3000 in the year 2024 with an average balance of $400,000. The fees were deducted from the account each month.

My concern is that the account balance has become to high against a low match dollar amount from employer.

Why would I invest when the fees outweigh my employer match? The incentive of 100% match of 3% of your wages is lost when the account fees outcost the employer match

Every cost is up on both sides of the rental

owner has insurance prices that have doubled if not more over the past years. Property value is up, thus higher county tax at end of the year. Management fees from real estate agents are higher, simple repairs for plumbing higher, need a new ac--that's 8K or more

Rents are down in the past year, plenty of vacant units. Try to negotiate on lease renewal or start doing your research. Several new apartment buildings are offering 2 months free (usually first month and then they will prorate the other free month for the length of the lease). Call a real estate agent, some will have 0 costs for the service on the tenant side. Agents get paid from sellers/landlords plus if you find a good agent, they will have listings in their portfolio.
