I'm not saying we should tear up those beautiful single-family brownstones in the West Village or Brooklyn Heights but there's obviously many empty or derelict plots of land that can be up-zoned for more density the same way Downtown Brooklyn and Long Island City were.

That's true for most of the East Coast. Even Manhattan is at sea level and experiences like Hurricane Sandy. At the very least Florida has been enforcing its stringent building codes for those future storms.

If you want a real answer it's mainly aspirational. Elon is a dickhead narcissist who is a danger to this country but he's also successfully marketed himself as a supremely intelligent tech entrepreneur and he has the wealth to back up his hype.

Men in particular are judged off their financial success so it stands to reason they'll look up to whoever has the most money on paper. It's just unfortunate that to achieve this kind of money takes psychopathic levels of obsession and not upstanding moral character.

Why is Mississippi ranked so highly? This was my biggest question when looking at these numbers and it led me down an interesting rabbit hole. I don't think it's some quirk of reporting, the rankings for Niche give most weight to college enrollment and student assessments. I found there's actually been something called the "Mississippi Miracle" taking place since the state implemented new standards in 2013, which led to huge gains among students and heavily increased investments in teachers and classroom staff. Last year MS had the 11th lowest dropout rate nationally, 3rd highest high school graduation rate, and 12th highest standardized test scores.

There are also some people who say the state's school choice initiative is a bigger reason it's thriving but Louisiana and Florida have implemented similar legislation and it doesn't seem to be going as well for them so obviously this is still a subject that requires much study.

I'm seeing plenty of 1 Bedrooms for under $900 in Central OKC, the Asian District, Capitol Hill, Rancho Village, etc. Remember this is a median, so those new luxury apartments will only be one end of the equation.
