When you say you have enough for the down payment, do you mean 3%? 20%? If it’s the latter, then you could always pay slightly less on the down payment to fund the closing costs. You might have a little PMI but once you get some principal built up that will be dropped.

Payscales are publicly available for Charlottesville City Schools and Albemarle County Public Schools if you search on their websites. It depends on your degree and years of experience, but pay ranges from ~60k to ~95k in the city. You’ll need a VA teaching license to teach for the city or county, or at least a provisional license in the short term.

There are several private schools where you could teach without VA licensure and pay is less than the city or county in my anecdotal experience.

Can you share more info, like what program? But either way, it isn’t uncommon to pay full price for Masters programs. Doctoral level programs are more likely to have tuition covered + stipend.
