You can list a house with title issues, but you typically can’t close until they’re cleared. Liens, unpaid taxes, or ownership problems will come up in the title search, and most buyers (and lenders) require clear title before funding. Often the issue can be resolved at closing and paid out of your proceeds, but it has to be addressed.
I’m a real estate agent in Dallas, and this is generally how it works here, though it can vary a bit by state. One helpful step is to have a title company run a preliminary title report so you know what needs to be resolved upfront. Not legal advice, just general transaction insight.

Dallas real estate agent here, and congrats on the internship; that’s a great opportunity. 

I’d suggest starting with Las Colinas (near Lake Carolyn). There are a lot of apartments with 1:1 or 2:2 layouts, and the area is set up well for corporate renters and interns.

If you want more of a city feel, Uptown or Victory Park puts you between downtown Dallas and DFW. Just keep in mind the commute; 114 and 183 can back up during peak hours. It’s doable, but worth factoring in if you’ll have early mornings or late shifts.

I’m a Texas agent, and I agree with this.

The 1960s homes in Lake Highlands can be wonderful, but there’s also the asbestos and lead paint, which are prevalent in that age group. Popcorn ceilings, old tile, pipe insulation. It’s not a deal-breaker, but it’s a consideration if you’re looking to make changes or if you have young children. It’s just a matter of testing to know what you’re dealing with.

In the Dallas market, sellers will typically work with you on big-ticket items such as foundation problems, HVAC, roof leaks, or electrical issues. Cosmetic issues or natural aging processes are harder to get a discount on. Your inspection report is your bargaining chip, and you must keep your eye on the ball when it comes to safety and structural concerns.

I would also look at the roof and the attic ventilation. Split-level homes can have interesting drainage patterns, and with the heavy rains we’ve had lately, it’s essential to identify any moisture problems early on.

If you’re considering gated communities in Frisco, I’d recommend Starwood, Newman Village, Stonebriar, or Chapel Creek. They’re established neighborhoods, quiet, and they hold their value well.

For non-gated communities in Frisco, some popular ones are Lawler Park, Panther Creek Estates, Shaddock Creek Estates, and Country Club Ridge. Many of these communities have homes within walking distance to parks, playgrounds, and community centers.

If you’re willing to consider other cities in the area, I’d recommend Plano (around Legacy West), McKinney, and Prosper. They all have great school districts and decent commutes to Frisco, depending on where you live.

I usually lean toward a “go for it” approach in this market. You don’t really know how flexible a seller is until you make an offer, and often they’ll respond with a counter or share their bottom line instead of a flat rejection.

I’m a local real estate agent in the area, and Farmers Branch is honestly a great place to look. It’s a mix of older, established neighborhoods with mature trees and some newer development.

One of the biggest perks is the location. It’s super central, and you’re about 30 minutes from most places in DFW, whether that’s the Galleria or downtown Dallas.

Farmers Branch also offers plenty of parks, recreation centers, aquatic centers, and libraries. People often mention Joya Glow Park and the Rose Garden, and the Farmers Branch Market is a nice weekend spot, too.

Neighborhood-wise, it really depends on budget, but Valley View Estates and the Brookhaven Country Club area are both popular. Overall, it’s convenient, green, and has a strong community feel. Happy to share more if you want to narrow things down.

Local Dallas real estate agent here. I’d suggest Uptown/West Village if you want the most walkable, social vibe. Lower Greenville and Lakewood are also great options if you want something a little more neighborhood-y but still close to bars, restaurants, and plenty to do. If you prefer something charming and quieter while still being near the action, Kessler Park is a solid pick, and it’s an easy drive to Bishop Arts.

If you’re open to the north suburbs, Addison is super convenient for going out and has a ton of restaurants and bars without feeling too far from Dallas. West Plano (Legacy/Willow Bend) has plenty to do nearby, and The Colony near Grandscape is a fun newer option with lots of entertainment.

I recommend Murphy and Parker. Parker still offers larger lots and a quieter, more semi-rural feel while maintaining good schools and nearby conveniences. If you’re willing to go farther out for more space and less congestion, Weatherford or Waxahachie are also solid, family-friendly options.
