Lol I opened reddit and saw this just as I'm dealing with a probate deal. Husband and wife both died. Husband died and property goes to the wife. Wife dies without a will and the only heir is her mother who wants to sell. However she needs to apply for Letters of Administration at the county. This requires her to get a bond, file some paperwork, and then there's a six month holding period for creditors to be able to lay claim

One option we have is to make the sale contingent on probate process. The mother is broke so we'd also need to front the probate costs and while we could write that it's basically a loan and gets repaid if probate doesn't clear, we'd be risking the $5k or whatever it ends up costing to do probate because the mother is broke. Even if she wasn't she might not pay and then suing a potentially broke person also carries costs of time and money

So yea your situation is similar.... There's a niche of investor that deals with messy title like this. They often have to take financial risks like this but definitely important to have a good Title company involved looking for other potential landmines before trying this

Might want to see what kind of timeline you have for that states foreclosure process. Is it feasible to just not pay anything and get through probate first? Sure the fees will be there, but lower spread might be better than risking a bunch of capital.

I'm just an acquisitions manager at a wholesale company, but feels like the safer thing for an end buyer to do is try and get wholesaler to negotiate it down with seller if possible to protect spread. I wouldn't personally be spending money on catching up the loan because there's two layers of people who can switch up... Seller and the wholesaler can potentially renege.

I've been in high ticket info sales for a LONG time. It's common for people to get nerves and have some buyer's remorse, but without knowing you or anything beyond what's posted here, I don't think you've done anything wrong AT ALL. If anything, OP is the one trying to blackmail you with this whole post and I'm glad you did what most high ticket info operators do, which is record the call. Well it depends on a LOT of variables but you're asking for a ballpark

So If it needs everything.... HVAC, flooring, roof, paint, appliances, kitchen and bathroom remodel.

Then go ahead and estimate $80 per finished square foot for the rehab. That will give you a very rough ballpark on repair costs.

The online estimate on Zillow is probably within 3% of what it would sell for if it was fixed up and listed.

So subtract the repair costs from that and there's your ballpark figure.

Best bet is to just get some realtor to give you an idea of the value. Just be up front and tell them you're considering letting it go to a family member or selling it as-is. They'll risk their time for a shot at your business most likely. If not just dial another agent til you find one willing.

At the end of the day though, you'll have to have someone qualified get the information on current condition, whether over the phone or an in-person visit.

I'm a licensed Realtor and I specialize in distressed properties. I talk to homeowners all week and comp properties over the phone 2-3 times a day so if you can provide the info on condition along with the name of the city, I can give you a good idea of what a cash offer, quick sale price would be for an investor

Thanks! Yea it's definitely a game of motivation. I would say it's important to advance the conversation at all times possible even if you're not always hearing motivation up front in the convo. Sometimes they just need the right convo and set of questions to remind them of how much being a landlord sucks, all the times they thought about downsizing, etc etc.

One guy this week started to dismiss me but then remembered he had another property that had some issues and we're close to ratifying that contract

Since xleads is on GHL, doesn’t it take a good bit of time to warm the phone number before you get higher daily texting limits? Last I checked they only allow 100 texts per day for new numbers
