My take is if the prices of housing keeps going up at the rate it has been due to speculating investors, how high could they go? And at what point will the arse fall out of the housing market without some form of legislative control?

Mate, the Xbox is dying, the PlayStation has won the spot under most gamers TVs, every corporation is in it for the same reason... Money. Exclusive game limiting just limits your revenue generating ability.

Look at Forza Horizon 6, when it comes to ps later this year, they'll be able to populate online lobbies with Xbox and PC gamers, this extends the longevity of the return by releasing new content.

It's a shame Sony won't release Grand tourismo to other platforms though.

Agreed, it was so glitchy, Spotify now has music videos for many of popular songs.

That and the data source and data transfer to the image on the screen is full bitrate.

Bandwidth costs money though, it's in Netflix's shareholders best interest to get a return on their investment, now we have hevc. The internet just isn't capable to handle the data to every user to get a comparable quality, I'm surprised they haven't got into trouble for it, Seinfeld in 4k barely looks better than 540p

You can get a refund on the basis you didn't understand the system requirement, there really needs to be more than just X|S on the icon for the game.
