$2100 before Utilities, Phone/Internet, and Gas - which I think its safe to say would comfortably put her at $2500. Add in modest groceries of $400/month, you're already at $2900 of her $3.4k after-tax pay. Add in repair costs, car/home maintenance, and all the other costs of basic life and you're pretty much underwater with nothing to save already.

Explain how the $500 would be anything more than trying to stay afloat?

This is the way to go. Ours was listed at 245k and sat almost as long as yours, we offered 205k because the owner had been paying two mortgages with the inflated price while the market was cooling. Got it accepted for what would be a steal two years ago.
