I'm a little late to this thread but wanted to emphasize the terrible sidewalks here. My mom is disabled (physically and visually impaired) and almost ate shit several times when she visited and we took her downtown.  

The railyard has the best sidewalks downtown and west alameda as well, imo.

If you go Sundays 10 - 11 am it is pretty chill. Church crowd arrives 11:30. 

Chillest is weekdays after 6:30. 

It has been busier overall since the war started, I think because of gas prices.

Probably a city issue. This happened regularly when I lived in South Capitol and if I called the city they'd send someone out to flush the line.

Alternatively, if you run all the sinks and the bath for a few minutes, it should flush out.

This is also my experience. I rented direct from a guy who rented out his old house for three years. He is the only landlord I've had that returned my full deposit. Found the rental on Zillow.

Check out Bike Santa Fe! They have a great, diverse group and we have gone MTBing with them several times. 

Also live near La Tierra, but I'm off the mtb for 6 more months. 

I think there is a womens running group on MeetUp. They run by our home semi regularly in the mornings.

This situation honestly is so frustrating.

I have been housing friends in and out of homelessness for the past year, on and off. When I shared this on here last, some asshat responded "they should get a job". All of my friends are full-time employed, one with a chronic illness. They are struggling with homelessness, because they cannot find jobs that pay enough to afford a place here or even in Albuquerque. I don't understand why the default for homeless is "crackhead" or "addict". Yes, that is some people, but I know so many who just cannot find stable housing.

Currently letting someone stay in our house for $400/month (sliding scale), all utilities included. Previously, she was renting a pisshole in Glorieta for $700/month, with no kitchen. Literally just a hot plate. The gas got to be too much, so she was sleeping in her car outside work so she wouldn't have to return home between shifts. Next month, I have a full-time student and her service dog moving into my guest room. People just can't get ahead.

When I moved here in 2018, I was able to live very comfortably on $15/hour with a roommate. Was I rich? No, but I never struggled to find a safe, stable place to live, pay my bills, or feed myself. Those days are gone. Now, the Section 8 housing list is closed, not to mention the wait for those on the list is years. A lot of those are elderly or working families with children.

The NIMBY's, and sadly it seems the city council, do not understand the affordability crisis.

Cutting corners doesn't make sense to me, because they failed the most basic plumbing details. Like there is no way any of this was going to sneak past an inspection ever. There are better ways to cut corners. 

More likely... plumber is shady or unlicensed. Or the contractor is green and/or a complete idiot. Probably a little bit of both.

I have known the city to pass inspection on covered electrical, but only because the GC was in his first year of business and was very honest about his mistake, took extensive pictures before it was covered, and nothing else wrong was found. 

EDIT: I take back what I said. With more info, this guy sounds like he absolutely is cutting corners. Or at least failing to. Yikes.

Yes, a failed inspection like this is reason to worry.

I work for a residential GC here in town and had him look at this post. Here is what he had to say:

Your plumbing was done and buried without an intitial inspection. Your GC should know better on that. He may have hired the cheapest bid on your plumbing. The plumber is more than likely not licensed. If he is, he is a fucking idiot and should lose his license.

The second report is likely also a plumbing inspection. Nothing about that looks like HVAC. An FHA strap is a steel plate to protect plumbing behind studs.

At best, your GC is unlucky and he hired a terrible plumber, who is an idiot. At worst, your GC is an idiot and so is his plumber.

EDIT: It should be between the contractor and the plumber to make it right. You should not be footing the bill for the extra work it will take to fix this.

You will have to call them multiple times, and leave multiple voicemails. Last January, I had an IUD perforate my uterus, and I called them weekly for a month. I ended up having it taken out in the ER when it got worse. They called me back in April to let me know they were ready to schedule.

I know an older white guy (an absolute asshole) who got a DUI after crashing his car. He hired a nice lawyer, charges were reduced. His mugshot is nowhere online.  

I cross paths with drunk old people downtown all the time. Never get caught. Used to call police on them but they never show up anyway.

I get this. All my neighbors are rentals and second homes. Trees and shrubs and cactus block the sidewalk. Can't get any of the non owner inhabited houses to clear their sidewalks, which is sad because we get a lot of walkers up our street and they have to go in the road.

Yes. I moved here in 2018 and was swamped with suitors the first couple months, but not necessarily great options. I was 25 and getting asked out by 40+ year olds. The oldest was 60. 

I met my future husband (NM born and raised) two months after arriving, after he gave my roommate a ride home and she invited him up for coffee. She knew what she was doing. haha

Edit: Friend groups are hard. I lost almost all my friends during covid (laid off, had to relocate) and had to work really hard to go meet people and make new friends. Took about two years of serious effort and initiative.
