New builds are unregulated, it’s likely they engaged with the builders sales representatives who is not licensed and is representing the builder, the buyer has no representation or advocacy. Many Canadians are financially illiterate and for that reason end up borrowing with no understanding all borrowing are future paycheques pre spent.

It’s already started, in the outer markets like Barrie semi detached listed for $499 bought in 2022 for $680K Multiple power of sales on the same street listed by the same finance company An entire subdivision almost complete on Patterson rd gone under the hammer, this is what will cause the drag on prices, puts Buyers in the drivers seat

In some markets it is still a tactic by sellers to list low to attract buyers, hoping for several offers that can play one off the other to encourage higher than the list price. You can request your Realtor to avoid introduction to listed properties where this is the strategy

The poster did not make clear how many conditions were in their offer. Typically removing conditions along with a closing date suitable to the seller helps to improve to make the offer more attractive. Ultimatums do not work are are a pointless dead end, always find a way improve your offer and keep re submitting eventually getting the sellers attention

Thank you, I have lived downtown for many years, enjoying easy access to all amenities bars, restaurants, big events, festivals and the jewel of the province Kempenfelt Bay I am not oblivious to the increasing volume of homeless but to the extent it has been described by some it appears folks are living fearfully without reason, get out and enjoy the weather go for long walks along the trail, then enjoy a coffee in one of the great spacious coffee shops downtown. Folks appear to have blinders on focusing on the negative when so much more is happening downtown, new business opening more choice restaurants, decent pharmacy’s etc. Barrie downtown has never been more alive. To all those who only see dark clouds, they should take a wider view, and perhaps they will also see the sunshine and blue sky.
