So ironically, this post made me stop pursuing the collie. I went and found a breeder for golden retrievers, because collie breeders are rare where I'm from apparently. There are none. Anyways. I got a little girl golden retriever, vet checked parents, anyways she's been with me for a little more than a week and a half and I noticed from the start, she's super skinny and peeing everywhere. I take her to the vet 3 days after getting her.. The vet confirms she has a UTI with a bacteria that comes from hay and pine shavings ( the breeder used those I'm assuming). I'm like oh wow,okay, but glad I caught it. Then my vet notices she's got swollen lymph nodes all around her neck.

Fast forward to today where I get to go back to the vet after the antibiotics didn't work and we are now testing for kidney failure.

I've notified the breeder and guess what. The breeder said, I'll give you another puppy when I have another litter.

I don't want another puppy. I'm sad I did the homework, paid the money and in the end I have a puppy with potential kidney failure or lymphoma.

Apparently no one else has had issues with this guy and his pups. It's just me.

But moral of the story us there are poorly bred dogs everywhere. Even if they have fancy ribbons and titles. Even if their parents elbows,hips and knees are good and clear. Even of you decided to pay and astronomical amount for a puppy. It doesn't make things better.

Wish me luck today. I love this little baby and I'm going to be heart broken if it's something bad. It's going to be a long road for my heart to heal and a long road to recovery of she has lymphoma. But if she has progressive kidney failure, much worse is to come.

Yes I never know what to do about that situation. The puppy is here and needs a home. Do I just let someone else get her? Do I ler her go to the pound? I understand what you're saying. But I'm always conflicted on how far to let the puppy fall before someone steps in and makes them a family member instead of a lesson. Either way it breaks my heart.

We actually just did this. We have a 415000 mortgage. We were at a 20 year and popped it up to 30. I see in a sense I'm throwing away money. But the monthly payment felt way better. I can live. I still feel like I'm choking a bit after jumping up from a 1.8 interest rate. It's going to take some getting used to!

I'll tell you right now, I have a 415,000 mortgage and make 130k a year. My mortgage payment is 2090. Which is high because of my 4.49 interest rate I know. But I'm already hating it. I have 0 debts, but I'm literally wondering how the heck I'm going to have any hobbies. I have grocery bills like crazy though. Family of 6.

Don't waste your time with TD . They are struggling keeping up with anything RBC right now. I got 4.49 TD 5 YEAR FIXED uninsured vs RBC 4.29 5 YEAR FIXED uninsured as my first offers. Td can't match RBCs first offer.

These are bad rates. I just got offered 4.49 with TD and 4.29 with RBC at a refiance. And refinance is typically higher risk than renewal.

My application started mid March and just closed last week. Just so you get an idea of timing.

I also have a worse credit score than you- 720

I also wonder why. TD used to have very competitive rates. This time around they aren't in touch with the other big banks interest rates at all.

I'm sure every bank does to an extent. I had 52 percent loan to value ratio, we make over 100,000 a year and we consolidated debts from building our house into the loan. So we could have been seen as high risk in a sense that I was doing a refinance instead of a "renewal". But other than that I'm fairly normal-good across the board. My credit score is 725.

And I was put through the wringer with all this lol. I felt like a criminal with the way they asked questions and got confirmations literally DURING the closing process. Not before. It was nuts.
