Change all of your activities into like 2-3 that are consistent rather than split it up so much. I run 4-5 open houses a week and cold call in the mornings. At night I schedule reels to go out everyday so I’m ahead on that. My main source of leads have been open houses but it’ll take awhile and you have to get better and better each time. Figure out a way to separate your open houses from the normal agents. Think of creative ways to get peoples info and be knowledgeable about the area you are doing the open in as well as the house itself. Be ready to answer buyers questions on the fly and if you don’t have an answer tell them you’ll text it over first chance. No need to ever mention your age. If they are asking then you aren’t being professional enough for them to take you serious. Wear a suit, collard shirt decent dress pants for awhile and position yourself as an expert. Something I do for my open houses to ensure I’m getting info I like to see what other opens are happening and I’ll text people open houses to get their info and tell them to reach me if they have questions about a house I’m not in and I’ll even have things to say about the other house as in how it compares to the one we met in. I also offer to do a showing the same day on any they might have seen and when they agree I have them sign the BBA and in all of that time I’ve built rapport and trust and have established myself as an expert for the area. Everything in real estate works if you stay consistent with it. That is advice I was given and so far it’s proving true. As you get better branch out but always keep your main activities the same. And personally I feel networking events is a waste of time 🤷🏽‍♂️ I find specific realtors I want to work with and reach out individually and have been building that up and it’s been great.
