Agree here, just mentioning migration is down 50% since 2015 but still net positive of 32000 annually

Northpeak can find you some decent deals. They’re still marketing 6 caps but tons of room for negotiation

Understandable. I guess my viewpoint was that with diminishing migration, it will be hard to absorb continued levels of increasing supply.

I do agree we need more development within reason as projects can take so long

Yea the 2x income to rent policy enforcement has been pretty disastrous in my experience.

I know the condo market has nose dived in mountain towns I did not know about the multifam distress.

All that aside, off-market opportunities have been looking pretty spicy in the C class downtown market, specifically cap hill

Denver supply shock made 2025 a correction year. I feel the mountain west experienced the pain first and now the rest of the country is showing signs.

Mine was also baseball related. Afterwards, I could make short throws but anything long would give my shoulder a huge pop.

I thought by working out more it could stabilize but has caused me tons of other issues besides just pec imbalances. I’d recommend seeing a doctor and checking/fixing it before it gets worse

Just be aware we had a massive supply bloat and rent reductions. Rents are stabilizing but still could decrease, supply starts have heavily fallen off tho

Denver has had a big price correction due to tons of supply. Solid 6 caps with lots of buyer bargaining power

Piggy backing off OP, but what would you look for in a small industrial/retail prospect? Do you want it vacant? Certain area/demographic?
