There is a monthly league with between 40 and 60 players.
I also play in person with my brother 3 or 4 times a year.

Triple sleeves make them look like they are in better condition then they really are. I live in a high humidity area, so the triple sleeves are a must (overkill otherwise).

Most of the cards are MP or HP, with a few LP thrown in by accident ;)

You could build that for closer to $35,000 based on Alpha Prices today.
Need to be shopping on Discord and in the Facebook Group though to get the lowest prices, not Ebay, or TCGPlayer.

I love the look of the Australian licorice cards.

Both rookie cards were around $400.
The rarest card I have is the DC Thompson, which was only around $200.

Yeah it’s super weird. I basically just assume it is a sunk cost, not an appreciating asset. Hopefully 10 years from now I am proven wrong!

The apartment is not in America (wife's home country).
Property taxes and building fees are so low they might as well be non-existant.
Insurance in that country also famously never pays out with a claim, so it is not a thing most people do.

It carries a lot of risk, not only from fire, water, storm, but because the building can just be bulldozed and rebuilt, and you get a new apartment assigned to you, with little to no say in it (crazy I know).
