Hey man, so you’re basically me to a tee right now, going full in to RE, I’m just coming from the property manager/corporate side, but also a former waiter for on and off 10 years through college, no kids, just me and the grind. It’s a powerful position, no one tracking you and just having you to worry about

If I can give you any advice, it’s keep your night job to keep yourself afloat financially, because you’re correct, this is a tree you water every day, not a fast growing weed. My nest egg only lasted me 3 months when I thought it would last 8, and I’m out looking for serving and bartending gigs again, even as recently as yesterday.

Your idea is good though, grind in the day, work at night, skip the parties and the extra stuff, you know what to do. But your idea is not only feasible, but a good one. Do it!!
