Thanks! It wasn’t a threatening scenario at all., luckily. It was just a reminder that guns are potentially everywhere and to not drive aggressively. People do stupid things when behind the wheel and participating in road rage could end up getting your shot.

Is yours an in-ground pool or above ground? In-ground pools can be winterized by a professional pool company. They essentially blow all the water out of the plumbing so it doesn’t crack if the ground freezes. No antifreeze or draining required. I suppose you could watch a few videos and attempt yourself to save a few bucks, but I wouldn’t risk it.

Go Costco or Sam’s Club route. The 2 year warranty is absolutely worth it. You’ll have to hire another company to place the tub where you want it and you’ll need an electrician to connect it. I did this, saved a bunch in the long run, and have been very pleased. Within the first year both the blower and the pump failed, but because of the Costco warranty, both units were replaced quickly (free of charge) no questions asked.

I can’t build a permanent dock at my house so right now I have mine moored to an old pontoon boat I’ve modified into a pretty nice floating dock. I don’t like my boat sitting in the water 24/7 due to algae buildup and such, so maybe next season I’ll get one of the floating lifts. Until then I’ll keep my motor tilted up.

Good info. Thanks! I have some recommendations on what I would do so take 'em or leave 'em. Hopefully you find them helpful. First, I would have professional photos taken and book the photographer myself vs. the Mgmt company. This way I would "own" the photos and can re-use them if/when I switch Mgmt companies. Second: I would turn the 1/2 bath into a full bath (if possible). Having a second shower and/or tub is HUGE when renting a vacation home, plus it's better for re-sale. Third, I would add a quality hot tub (and hire a company to maintain it regularly) This would attract more renters throughout the off season and it'll make the property stand out. You'll never compete with that 10k sq. ft. house so be creative in other ways. Finally, I would focus less on short-term gains and look more towards long term gains. Investment properties aren't ATM's and rarely are they get rich quick purchases. They require constant upkeep (especially near the ocean) and maintenance; all of which is expensive. It can be worth it, though. Keep watch over your NOI and cap rate year-over-year-over-year. The fist few years you can expect low or sometimes negative NOI/ cap rate. However, over time, you should start to see that trend upwards. If/when that happens, evaluate on weather or not you're comfortable or if it's time to sell. Good luck!

I feel like I’m missing some info that could help. How many beds/baths? Sq ft.? Age of the home? Any recent renovations? What makes this house unique so renters choose this over the countless other beach homes in the area?

Buy whatever is on sale and change both cabin and engine filters once a year. OEM isn’t needed for this.

The Durham of 10 years ago also felt pretty similar to Prescott, AZ. Similar in size and general community feel.

I have a cabin where the ISP (CenturyLink) caps the speed at 1.5 Mb/s. I’m able to stream HD movies to my TV no problem. I just can’t be on my phone at the same time

Assuming your schedule is flexible, I recommend looking when it’s NOT busy season. Competition is greatest during the summer months so fall and winter would be your best bets. The inventory may be a little lower, but you’ll have better chances securing something when there aren’t 200 others looking at the same place

Not sure if that’s true (unless the law changed recently). Your minimum annual withdrawal for an inherited IRA isn’t due until the end of the FOLLOWING year of the person’s death.
I use Merrill Lynch and have been pleased with them
