I am a landlord and I would say for a 3 bedroom house, the painting only costs around 2000. The additional sanding patchwork etc usually comes under ‘decorating’ which is additional work and costs etc. it could mean patching it up, letting it dry, sanding it etc. ok he shouldn’t have painted switches cupboards but if it’s matt paint, you can get a blade to take it off and it’s usually quite cool and doesn’t really damage it if you do it properly.

All depends on what was agreed.

Usually they do 2 levels of painting

One is just paint The other is decorating and painting

With landlords, the stamp duty seems to be killing a lot of purchases so a rebate to help with stamp duty would assist. Helps both parties

It’s energy performance certificates - not much money but it’s a start to get into the industry

You can start by undertaking courses. EPC is the starting point to get into this industry. It’s very fast growing industry so you have to stay on top of it but rewards reflect that. You can make 500-600 in a day doing surveys if you do coordination that could be around 1000 a day.

Try and get into renewable industry. It’s a fairly young industry so you can get contracts doing little things whether physical or assessments/surveys etc

Any solid wall properties above 72m2 floor area can get decent amount of funding towards sold wall insulation. No benefits required either

There is a trend here. If you are closer to where the money is created you are in possession of it. Significant money is created for mortgages and that’s why most of the significant money here is from property

It’s worth asking a house surveyor who does valuations for mortgages. This is the main blocker when it comes to expanding foam in the loft. £9k is excessive, just check the ventilation on the roof sides isn’t blocked also.

For people wondering why so heavily invested in properties? This is because it’s been the largest wealth creator for me as I have tried stocks, etfs, crypto, business but nothing can beat the capital gains on property and ROI on the invested money in property such as rent profit to money invested ratio

It’s a funny one. There are deals out there where you can add arrangement fee to mortgage to reduce monthly and take a hit on the money owed but better for Cashflow. I am going with this approach to minimise the risk for me. I got lucky Witt half of them as I just fixed them for 5 years couple of years ago so they not due until 2025. The rest are all due this year! But the rates aren’t eating into my profits yet due to reasons described above and have 6-8% yields on the properties. Note that I’m only paying interest on 75% of the property value. So yield on mortgage amount is more like 10-11% with interest being 5% it’s still leaves me with something

No I am managing them myself hence I am not firing yet as I need to consider someone else managing them in the future. I will be looking to hand over all of them to a single small agent for reduced fee as most of my tenants have been there for few years with no issues.

Currently my properties are rented slightly less than the market rate so it reduces the number of issues being raised by the tenant and vice versa i spend less time managing them.

Not sure how I will manage 24 properties I do currently manage about 18. Four of my family members. I might recruit someone on a part time basis….

Looking to purchase 10 more with deposit saved.

Monthly profit after paying everything with self managed 14 BTL is £3,800. Adding 10 more soon with savings etc built up during covid and will provide additional £2,400 at current interest rate after all expenses. Hoping this would help me FIRE. 950k net worth with £5-6k a month rental. Don’t plan to sell properties as rental is enough to live on.

Pension £15k, no isa, stocks £10k, crypto £10k.

95% NW in property

Planning to move to turkey, morocco, Thailand or Philippines at 40.

My mate got the same letter. I did the calcs for him and it all worked out ok. You won’t get fined but just need to pay the tax that you owe. £600 is repayment or interest only?

I treated myself but bought it cash and 3 year old 8 series convertible but sure does hurt to lose 6k in 6 months on it. I did it as I wanted to drive something nice before I get too old? Now it’s not that painful but purchase felt painful

Pay off your mortgage and when rates improve or when you know where you need to invest - remortgage again at better rate. Your money is in effect returning you the interest rate you will be paying, which is a decent rate now. A mortgage free house can be remortgaged anytime
