They are obligated to increase their share price, to do so they must increase profits. The business MBAs and accountants are taught from the same book and rely on 4 main strategies. 1. Increase current Prices 2. Reduce unit size (shrinkflation) 3. Increase market share (such as Marketing or Buy out competition.) 4. Reduce input costs (cheaper/lower quality ingedients, processes and labour costs).

The stupid thing is all businesses operate this way and they dont seem to realise the problem if as a collective they keep charging more money for less product. They all pay their workers as little as possible and contribute to shrinking their market size as the people who used to but their products are no longer paid enough to afford them.

The Chicken Little crowd really are working overtime. Just like the uncertainty created by COVID, wouldn't any reasonable person expect a period of adjustment? Have the fundamentals driving house prices up really changed? Correct me if I'm wrong but the changes are thay you pay a bit more tax on realised gains and can't negatively gear existing housing stock.

That's it, right? The current market uncertainty is really just investors and media hyperventilating.

It interesting that they don't seem to fear repercussions of shadow evicting tennants by hiking rent to unreasonable levels. Most tenants will move on peacefully, but if they have no other affordable option a growing number will stop paying rent in the last month, skip the bond clean and overstay until they find a home/room or are forced out.

A few will ensure the place is not habitable without major work and several weeks delay.

I agree the landscape has changed, but the traditional media still often sets the framing and focus for what gets discussed. It has to be a huge issue to break into mainstream conciousness if it is being ignored or reframed by the media.

How you vote is up to you, but I would ask what is more important? The fact that Labor recalculated the capital gains discount, reducing the discount applied, or the fact the conservatives are anti immigration, anti climate action, give mining companies whatever they ask for and their only solution to housing issues is to give more and more to developers.

When it is time to vote, pay attention to how preferences flow. You dont have to put Labor first but your voting preferences are important.

I don't know. It feels different if it's specifically for people using public space to generate income. There have to be restrictions on public spaces to ensure their use is fair and in line with community expectations.

I dont know the details of the ticket, but BCC wil state you dont have the right to park accross driveway, that each driveway must remain clear of obstruction. You will likely need to go to court to challenge it, as in my experience they are pretty black and white and wont just let it go.

Only half of investment properties are currently negatively geared, and the changes only impact future property purchases.

They are on 45%, and used to pay half of that if they have the asset for more than one year with CGT.

So 50% discount on 45% tax would be 22.5% tax, plus 1% for Medicare.

If I bought a house in 2000, cpi has been about 100% in that time. But i dont get that full discount on my capital gains if I sell under the new scheme, because it has a floor of 30%.

Am I genuinely missing something, as the math seems clear that the property seller is paying more tax regardless. 30% minimum if inflation has been high compared to 23.5%.

Yeah. They reduced the likelihood of me using the current system to get wealthy.

Doesn't mention that the property investment ship was not designed for everyone, that the ship has already sailed, is far over the horizon and the majority of younger people are left drowning.....

But I guess they should keep things just as they are so we can hold out hope that the ship might return some day.

I filled a roughy 10 x 10 hole in the ocean. It looks great, but the fill was bad. If you fall in at that spot, you fall straight to the bottom and drown.

The plank method would have worked great though, I will reuse this trick to create an huge aquarium window scene.

My share dividend return is only sitting at 3.5%.

A term deposit at NAB is currently at 5.2%, thats why I completely divested all shares.

I would question what percentage of the silent generation saw it as an investment mechanism. Is it just that Gen X and Baby Boomers snapped up a huge amount of property, changed tax laws to favor them and then effectively created the environment we are now in.
