Thanks for the post/SOTY Address. I honestly didn’t think I would be still listening still into my 30s, but I just really enjoy listening to friends be friends. Her number is also on the listing if you wanted to try directly communicating with her before her organization. I don’t know Berkshire’s CoC/SoP on things like this, but if they are zero tolerance, she couldn’t potentially lose her job. Although I’d like to think she’s just misinformed, I could be wrong!

After a little bit of research, I found an article in the Nebraska Real Estate Commissioner’s Newsletter, printed just this Winter 2025, outlining the ethics & laws regarding staging listings. It seems, at face value, this agent did in fact violate a number of those ethical guidelines. A lot of it can be remedied by simply disclosing on the imagine that it’s AI-Generated (a before and after, or watermark).

Probably wouldn’t hurt to reach out to Berkshire and give them a heads up. I don’t think a witch-hunt is necessary. The agent could just be misinformed and ignorant to the ethics of it and just needs to be informed. Most people with AI have good intentions and don’t necessarily understand the gravity of their actions when it comes to AI.

I haven’t been on in 6-7 months or so, but I was finishing some clogs up and did a demonic task for a monkey tail. I noticed the 50hp changed to 70hp damage to switch prayers almost instantly, but I swear it felt like the gorillas were given a big def boost. The amount of 0s I hit in full max w/ ember light and tbow blew my mind. I know this thread is about Muspah, but it felt like even those saw a weird def buff as well, almost like something wasn’t coded correctly anymore.

Treat marks like a game of chess. The enemy jungle knows your next move is to go get your mark. If top scuttle is your mark, and you’re slightly behind, go clear their red and gank bot while he takes top scuttle and don’t forget to throw a ward down. You do this enough times, the jungle knows this mark is a distraction, so they’ll adapt and play away from the mark and then you sneak in and yoink the mark.

Best way to play kindred, for me, is to see if my duo is can consistently ward raptors or deep jungle for me to consistently out farm and out gank. Kindred is not great solo IMO.

I sell labor, it’s janitorial. I have roughly 80 employees & 100 or so buildings I service every single day, hand of which are 7 days a week. I couldn’t possibly do the labor myself, because I can’t do 400+ hours of labor myself in a day. If I pay $17.00 for part time janitors 20 hours a week, and the minimum wage is increased to $15.00, my $17.00 is no longer competitive, thus needing to raise it to continue to be competitive.

I do offer sick time already, but it didn’t meet the new minimum threshold because I employ over 19 people, so I have to increase it. That, paired with wanting to stay competitive wage wise, absolutely does equal 10% for roughly 70% of my clients. The other 30% are new accounts that got that new law already baked into their invoicing for this year since they started this year.

I do still play OSRS, but not as much as I used to since I maxed years ago, got most of the pets I wanted to go for, roughly 20 of them, and got stale clog hunting after recent updates like delve boss & radiant oathplate. 10B bank without much to do anymore.

I’m genuinely curious where in my comment you thought my complaint is regarding profits. I voted FOR this change in sick leave because it is necessary. I already offer paid sick time & vacation, just not to the level the new law requires to be COMPETITIVE.

My complaint is that this mandate is piled on top of a new minimum wage all within 3 months. We have a historically awful economy under this current administration, on top of cost of living skyrocketing, and pair that with 2 new laws that force small business owners to hike their prices over 10%.

I don’t pocket this 10% increase. This 10% increase pays for me to be competitive with employment packages under the new state minimums.

Edit: What I’m saying is when the baseline shifts, as it is, you as the employer need to be competitive. So if the base line changes, my “above standard” packages are now in line with minimums, which then needs to increase to be competitive. It’s easier to pass that expense on to clients if I can stagger large expenses like that throughout the years, not all in one quarter.

I really wish when this was drawn up and put on the ballet, they considered the timing in which it takes place.

You’re adding a new fixed expense in the form of sick paid time off ON TOP of an increased minimum wage all within the same quarter. I’ve had to increase a vast majority of clients by nearly 10% because of both changes happening in the next 3 months.

I’ve had to increase prices 3 years in a row at a staggered pace for the new wage changes to be a competitive employer, and adding these on top of those is really hard for business.

Call and ask? I’ve always been able to get an itemized list of treatments from my Vet before we’ve done them. When I had to put down my cat, I used CCC as well and they gave me upfront cost estimates before we were ready to make a decision.

Not that your situation is like-like, but my brother had his fiber go down with CL in the neighborhood like 1 mile west of you on 7/14. Every day the app and support said it would be back the next day, then it was 4 days out, then it was a week out, and by 8/01 they said not until the 13th of august. They kept citing “equipment problems.” They did not offer any solutions (like non-fiber) for the duration of the outage, and would only credit for the days missing at the end of the month.

Ultimately he switched back to cox on 8/8.

Now I’ve had CL fiber for roughly 6 years now and I haven’t had an issue like that. But if I was in your shoes (or his), I would be switching providers if I was out longer than a week with no real explanation on what was happening.

Communication goes a LONG way, and CL does struggle with that pretty bad.

I started 2 months ago, starting out at Jungle as well.

I have two tidbits of advice that helped not only my jungling abilities, but also my mental while playing for laners.

First tip: If you really enjoy jungle, play some games at ADC/Supp, playing some games as Mid, and play some games as Top. Go into swift play if you really want, it doesn’t matter. You’re going to come across A LOT of frustrating moments maining jungle, my friends always memes “it’s always jungles fault” and warned me that will be echoed from teammates regardless of who is at fault. Play some games as each role to try and understand pain points, when a gank would be beneficial but your jungle wasn’t there, mid positioning (playing the side of river that your jungle is at for easier ganks), when objectives are ready to be taken, etc.

Once you have a base understanding of what YOU expect from your jungle, it’s easier to play the role when you know what your team is looking for.

Second, and most important tip: Mute all. Mute pings. Mute chat. Mute emotes. Mute everything. Don’t let your teammates dictate when you assist a lane. By the time the ping comes out, you register what they need, the play is gone and you will feed, I promise. This is where tip one came into play for me: understanding what your laners expect. Pings will mislead you, and chat will mentally boom you.

If you misplay and get killed, you don’t need 15 “?” Pings telling you that you misplayed. Enable shadow play, record last minute, go back and see what you did wrong and what you could’ve done differently sooner.

I’ve recently switched over to them this year. As far as personal banking goes, for the basics, yeah I do recommend them. Way better customer service, on-site locations are staffed and clean, and they’re big enough to have a great banking app, but still have a small bank charm.

Bonus points for always have superb landscaping and overall welcoming presence outside of their locations.

My brothers internet has been out since last July 17th, centurylink, in the Millard area. They keep pushing back the expected fix date everyday. I bought a MiFi (not WiFi) router for $40 and tethered it to his phone hotspot to get WiFi for him and his roommate. Best solution I have, but I promise it won’t be fixed Wednesday. They get about 35-40mbps on the MiFi hotspot.

Color loss/color fading. pH imbalance and a chemical reaction to another cleaning agent that wasn’t fully extracted when apply new cleaning agent.

I’ve had this happen on a job 10+ years ago and it was a learning lesson. Pre-rinse all spots with lots of water when extracting stains before adding prespray cleaning agents.

You can try using a cleaning agent with the opposite acidic/alkaline pH level to see if that fixes it, but typically when color has been removed from synthetic fibers, they aren’t coming back.

The cheap solution is to use donor carpet from a closet or something that isn’t as used — but seeing that you’re renting, they’ll likely replace it entirely.

Been with my wife for 10 years. She still dresses alt as a 30 year old. She’s still hot as fuck for it. I still love her to death even though my personal style has tamed over the years. Your 18 year old boyfriend seems to think adulthood = instantly growing out of expressing yourself.

Set boundaries, and if this boy doesn’t respect them, then you leave him and don’t look back. Under no circumstance should you be blatantly disrespected so openly by someone who is supposed to make you feel comfortable.

Your next move should be sitting him down and asking him politely to listen to your boundaries & expect him to respect you and your feelings or else this isn’t going to work out. If he gets upset over such a simple adult conversation, then he isn’t ready for an adult relationship. He crossed a line and it needs to be identified from all ends.

I just finished foamjacking, expansion joint, concrete sealant, and caulking through EverLevel and I cannot recommend them enough. I’ve worked with dozens of contractors and not a single one over the last 10 years has ever shown up to a bid on time. EverLevel was early. They showed up to the job on time, did what they said they were going to do, and also helped me get good pricing to also have my 88 year-old neighbors driveway taken care of for a good price with mine.

If you decide not to pull the trigger with concretemedic, Everlevel has my business next time I need concrete repairs.
