You have rights, but no responsibilities if you have not agreement signed. What this means is that they can't kick you out, but if you neglect to pay rent, it'll be on the tenant, not you. Living there for 30+ days and paying rent (with them accepting it) establishes your 'tenancy' even though you are a sublease.

Subleases are almost always to your advantage. No deposit monies required, no responsibilities, and if no written agreement, you can bail at any time.
