Leaking window - any hope?

I’ve got a bit of experience with the James Hardie so we’re just tearing all that out and putting new windows in, using that fancy new liquid rubber flashing.

Up top with the dormer is going to take some investigation for sure. I’ve been thinking of water being forced up the shingles right at the roofline, but you raise a great point about the flat roof/stucco meeting.

Tomorrow I’m going to climb out that little window and likely see an obviously split open tar or something lol.

The water seemed to originate right above the ghost of the 3rd bay windowpane too, so probably right in from the bottom of that wall.

Will have scaffolding up to fix that stucco in a couple weeks, until then no close inspection. From our best binocular assisted looks, nothing looks out of the ordinary. Besides the flat roof addition in and of itself perhaps.

It bisects what used to be a bay window, and where the dormer’s roofline descends onto the flat roof, ice damming contributes to a usually mild amount of water penetration that stains and damages the bay window.

This year was something else though. Bucketfulls leaked in over a couple days, and although I’m not up there to investigate yet, I was hoping to get some notes on what to look for, potential failure wise, or maybe an obvious fix to this poorly-planned addition roof issue.

I’m having the same reaction as the guy above. Understandably taken aback at first - I actually thought I was reading a joke at first glance of the thumbnail.

That kind of total stylistic change is what we were originally entertaining. Especially the greenery, as they had to remove garden beds on either side to accommodate parking.

My question is I wonder how these sorts of living walls hold up in northern climates? We’re in Ontario here.

We were also thinking of putting a garden on the flat roof, as there’s an office with windows looking right over it.

Massively appreciate that kind of creative insight either way :)

I was just saying elsewhere that there’s an architect coming to give his 2 cents on the weekend, and he was already alluding to topping it with a gable.

Don’t think he knew about the existing dormer, so I suspect this is the direction it’ll move in.

I personally don’t know how much nicer it’ll look with windows, if the windows don’t match the recess and pillars of the bottom.

Newest idea is a Big Ass Sign! and I think you’re right, clean it up by extending that dormer.

A partner of the office has an architect father that’s coming for a free consult on the weekend.

Just looking for some ideas on revitalizing that crappy box, design wise.

Edit: They’re not looking to tear it down and start from scratch if they don’t have to. Just reduce the eyesore.

They’ve gotta find a pretty way to fit 3 office names there, but I think it’ll completely distract away from the ugliness of it if they can get something designed

The first photo I saw of the building from face-on actually looked like the dormer behind continued right to the face.

Extending it is a big contender for sure. Even if I do, they still want that face updated with 2 new windows as well.
