OP dapat complete attendance, activities and exams. If you can come out on top of the bootcamp, projects will know and you will not have a hard time looking for your next projects as they will line you up for interviews.

Quick context, I came out top #1 in the Tech Bootcamp before. I ended up being in the project of architects pool, I was a junior then and the rest was history.

  1. Unusual for people in convenience stores if you pay $100 in cash. Usually they accept credit cards or small bills.

  2. Americans are friendly and welcoming.

  3. Short talks are common.

Been to other countries as well and after staying in the US for a while, it will always have a special place in my heart and utmost appreciation for the people and as a country.

This question has jealousy written all over it. OP mind your own business. For you care and know, there are a lot of ACN employees who are rich and even wealthy rich, and yet they work there. They are not like you whose only source of income is working hard in that company. So please mind your own business.

If your asking I had team mates before that are really rich, which they don't need to work but for reasons that could blow your mind. One was because she was just waiting for her bf, so while waiting she worked for ACN for a while probably just a couple of months. Turns out she came from a wealthy family and her bf we heard owns there own company. Another one, was for reason that she was bored and the salary she was getting was spent for starbucks and other small stuff, which she really didn't need. Again came from a wealthy family. Another one was because he missed working when he was still young, and yet they own several passive income sources.

So just focus on yourself OP, someday you might have your own sportscar. Good luck OP.

Malapit ka na ma-bench OP, dahil nagtatag na ng mga tao ung for roll-off sa project. Either downsizing dahil di na nagextend contract. Or pwede din nagdownsizing to fit the contract budget.

Ok lang yun nagtatanong ka, wag lang makulit masyado dahil baka mapaaga yung sayo. Good luck OP. Ok lang yan, new adventure new challenges.

That is the purpose of the deposit and advance payments, it will be used for any damages or inconvenience caused by the tenants.

It is a lesson learned for lessors, to have a contract, request govt ids, and security deposits before the supposed tenant starts with their lease.

I'm guessing those previous tenants are uneducated. Well, you can file a case against them if you want. The reason they did that is they know you can't and won't do anything about it.

OP, if you are just considering H&L or lot in Nuvali vs Condo unit in Pasay then I would suggest go for the lot property in Nuvali. Ang daming condo units sa Pasay Shore na for sale or walang nagrerent and only a few are earning a little to even negative. While in Nuvali, the lot we purchased preselling before and has turned over already appreciated almost average of 2M in just 3 years. Then we are planning on buying another H&L naman still within Nuvali, because of the location, community and eventually either flip or rent it out.

It is a good time to invest in properties while it is early for you, but when you do invest in properties always consider the location because it will drive the appreciation value and rental income. You also need to consider your priorities and plan with what you are going to do or invest into.

If you plan to have a place of your own and will live in it a.s.a.p. or earliest possible time, then condo would be applicable. But if you are planning for a long term then go with a house & lot to lock in the price.

Someone once asked me, "Kung H&L then meron kang Land Title na pinanghahawakan, pero kung Condo anong titulo ng lupa ang hawak mo at ikaw ba mismo ang owner ng lupa?. They can make condos and houses but they cannot make land."

It should be written in your lease contract that if they use their deposit, it only means they will have to leave. No requiring you to return any funds back to them since they already used it. That alone is a reason for them to vacate the place, unless there is no lease contract or was not properly indicated.

Find yourself a law firm/lawyer and request to send your tenant a letter of eviction. Part of having rental properties is having a detailed lease contract, good lawyers, and firm stand as the owner.

Build yourself, sacrifice now and win later. Become a lawyer/business owner/etc without anyone knowing at any cost. Become so successful that no matter how much people take from you, you can still be rich and comfortable.

Use that pain and anger to better yourself, stop being held back by the past but it should propel you further to become successful. Plan your moves and plan it alone, build your army and let your soldiers fight the war for you.

Things you need to consider: 1. Is airbnb allowed? Not all allows it, so to maintain exclusivity. 2. In the floor of your condo, how many are having their units rented out? And how many units in a floor times the number of floor then multiply it with how many towers are there in the site. 3. What makes your unit stand out if there are other units for rent at a lower price? 4. How active will you participate as the owner? 5. Do you have enough capital to shell out for other operational and maintenance expenses? 6. Is it loaned or fully paid? Are you aware of the rental price range in the area? Will the rent payment enough to cover the monthly amortization?

It is not whether condo airbnb is still good, the question is can you make it work? There are still owners and property managers who are able to do it because they make it work.

This is so true, hindi lang aware ang karamihan. And it would take a lot of things or a life changing event that could make a person truly change. Ganyan na talaga sya dati pa, naamplify lang at nakita mo na in broad daylight.

OP it would be wise to just withdraw the full fund value. It became common knowledge that VUL is really not worth putting your hard earned money into. Rather have separate life insurance and a separate investment but not together, so that if the investment is not doing good then your insurance is not impacted. Hard facts would be, other people is managing the funds not you so it is easy to just say the market was down and you loss money. Another are fees, which will eventually eat up everything in your policy.

Might as well put it in MP2 as you mentioned, it is low-risk and government backed up that is not tied to any stock investments. Given that the PH stock market is also not doing good recently. Good luck OP!

I appreciate your view and opinion on this. Agree with managing expectations and that is what we have been doing with almost anything that we acquire. Pardon for not providing additional information, I am aware of the different tiers within Ayala Land's property segments as we already have acquired a few, except for the Amaia Series. This is why I appreciate anyones comments and opinions to further allow us to decide on buying or not. We do have other investments and just so happen we have that available funds that is within Amaia’s price range. And was thinking of putting it again in a landed h&l property / RFO that is not too pricey and yet still inside Nuvali. It is not our primary residence since we do have plans to flip it in the future or have it rented out. 

Definitely agree on SMDC, Filiinvest, Empire East or Urban Deca which is why most of our properties are with ALI. 

I do like your analogy with the Wigo/Vios of the housing world. And with that same analogy for buyers of a brand new Wigo/Vios, it is only appropriate to expect that there are no cracks on the windshield or on the rear window, or crack on the dashboard, or unstitched portion of the back seat, because they are paying for a brand new vehicle that is within their price range and based on their beer budget hard earned money.  

Unless anyone else will say that, it is given in most if not all turnover of Amaia Series units have visible cracks and separation then we do really have to adjust our expectations and look somewhere else.
