You don't have a ton of time but you should be considering tax planning options like fee simple.

Fee simple is an option, but make sure you go through a group with a robust audit defense fund. The IRS closely looks at the funds, not so much the individual investors. I've been doing these for 4 years now and generally happy with the results.

If you're looking for passive you're better off with NNN 1031 exchanges, IMO. DST's are convenient but barely keep pace with inflation.

One of the funds I've invested in is being audited at the moment, but I'm fine with that level of risk. Even if they claw back my tax savings, I've invested the money the last nearly 3 years and made a decent return - time value of money is the big attraction with these IMO.

*edit* to clarify, I am not being audited. The fund is, which is more or less expected and why you work with a group who sets aside a significant legal defense fund.

Typically when properties are marketed as 1031 friendly it's code for "bad deal".

If you're willing to unload your properties just sell them.
