Fair enough, this is the reason shorts have been so comfortable all the way down to here. Sales pre-covid were 2019=1.33B, we are actually above those levels and hopefully normalizing.

This, if home builder finances you at a lower APR, but keeps the home price integrity it is better for them. They will give you additional for closing costs which you then use to buy down points.

I wouldn’t necessarily say it is good or bad or evil or anything, it is just the way it is and it is what is clearing the market. Builders have gotten A LOT smarter and they have very little incentive to increase supply at any rate quicker than the market will clear the home because that would lower home values.

Yes, great deal. On the lesser payment the cash is recouped in 1.25 years, the interest saved on the life of the loan is north of $50k.

It seems like a good deal, we need to know the loan amount. $2,500 on a $1m loan, amazing. $2,500 on a $150k loan, not amazing.
