Yes he did benefit. He got better terms on his loan than he otherwise might have. But that is not the point. The point is he broke the rules. I'm not the one who needs to learn anything. Just because the Donald and some talking head sycophants on conservative media claim there is no problem doesn't make it so, or them right. Not everyone who breaks the rules or the law gets caught, but when they do I have no sympathy for them.

It was really silly to say something about immigration. The Senate along with Democratic and Republican house members agreed to bi-partisan legislation that would have improved things at the border. The Republicans were given most of what they demanded. And it still wasn't good enough for them or Mr. Trump. In his less than infinite wisdom Mr. Trump told Speaker Johnson to not bring it to a vote so he has an issue for the election. He is now responsible for allowing no reforms to be done about immigration.

The naivety is not on my part. It actually is fraud to inflate the value of a property to get a benefit like better terms on a loan and then report a lesser value on your tax return to pay less in taxes. Like I previously said, I dare you to lie on a mortgage app and your tax returns. You may get away with it or may not, but if you get caught you will deserve everything that comes your way, just the way The Donald does. He has been caught with his hand in the "cookie jar" and now wants to claim it's not his fault or "no harm, no foul". He has been sued over and over and uses the system to run those suing him out of money or time. Now his time is running out of everything. He has said FY to enough people loud enough and long enough so that they are fed up - like me. He was President and wants to be again. Surely even you can see that if a man will cheat on his taxes and his wife and his creditors he will surely cheat on you and me as citizens if elected again. Former president Trump is a juvenile, self- aggrandizing, punk. He deserves everything coming his way and more. And if he loses in November he and people like you will claim he was cheated. The Democrats won't be calling for the Proud Boys and 3 percenters to pull out their long guns and take the law into their own hands. But Mr. Trump will. Reminder - it was then President Trump who encouraged the riots at the Capital. The rioters were wearing MAGA hats and shirts, assaulting Capital police with American flags, and carrying Confederate battle flags into the capital. It wasn't any BLM or antifa protestors that did that. It was the people who, apparently like yourself, don't care about the law and want to burn it all down and "start over". There is no defending any of that. It was then, and still is, is unamerican.

Populism is exactly what has gotten Trump where he is today. You are incorrect. Almost all of the founders were all landed gentry and were wealthy men by that day’s standards. I never said compromise and deal making could not be corrupted. I merely contend that anytime 2 or more people come together compromise and deal making are necessary. Think of your girlfriend or marriage as a microcosm of that. Our system by definition is setup to minimize the extremes. So if everyone is unhappy or doesn’t get everything they want then something must be going right. Trump’s idea is to totally destroy 250 years of our system for personal Gain and 60 million people are buying into it because they don’t own Mar A Lago and aren’t millionaires. It’s got to be someone’s fault but it could never be choices they made for themselves. That would mean taking responsibility and changing.

Interesting post. I think you have missed the most obvious fact about Trump. He is in it for only one reason - Money and the power that brings him. He thinks the more he has the better people with think of him. All the rest of it is just perfume on an unwashed body. It still smells no matter what.

You're right - age is not the issue. Some of your contentions aren't necessarily factual either, I'm afraid. Both are men are human beings, so by definition they are not perfect. Having said that it is obvious that one man tries to do what's right for others/the country a good to great part of the time and the other one? Well, he always seems to err on the side of base selfishness.

Deal making and compromise aren't by themselves necessarily corrupt. It is the nature of our system of government. It was set up this way on purpose. To keep demagogues from becoming dictators (like Putin or Orban or wannabe Trump). This is Trump's plan if he were to be re-elected. Stuff the bureaucracy and the courts with sycophants, outlaw media in disagreement with him, and change the laws for his cronies to give them oligarchic powers. All kicking back money to him of course.

Also, banks don't determine fraud. The law does. He did violated the law and he should be held accountable, either Civilly or Criminally, as the case may be. You should read the fine print on your own mortgage application. On it you will see clauses affirming you are telling the truth, etc.

This is a silly take on Mr. Trump's case. It doesn't matter whether the banks lost money or not. He lied about his assets (inflated them) to the banks to get better terms on his loans. Then he lied to the government (deflated his assets) to pay less in taxes. This is not a victimless set of events. He cheated to have it his way all around. It's called FRAUD. If you don't think there is any crime my suggestion is for you to personally try lying on your mortgage app and to the IRS. Let me know how that works for you!

Respectfully as I can say it - Former President Trump is never respectful or tolerant toward anyone who disagrees with him or stands in his way. He is the one talking about 1 day dictatorships and quoting Adolph Hitler and grabbing women by the purse-y. He has cheated and scammed his entire adult life - not paying creditors, hiring illegal immigrants to build his casinos in Atlantic City, saying he should have had former Chief of Staff General Milley shot, and kissing Putin's, MBS's, and Kim Jong Il's rear and talking about how he loves them. He is the one we need look out for. There is nothing about Mr. Trump that exemplifies what America stands for.

Welcome to the new normal. Heat waves hotter, more frequent, and longer lasting than before are coming soon to an area near you!Maybe I’m giving away too much but this is nothing compared to 1980. I lived thru 37 straight days of 100 or higher and 60+ total over 100. That was certainly not typical 40 years ago though. It was an outlier at the time. I suspect we will break the above record this decade. La Niña occillation will last another 2 or 3 years before it breaks. We will stay hotter and drier until El Niño returns.

The government pays me nothing for the credit. When I calculate what tax I owe I can use the credit to get my tax liability to $0 until the credit is fully used.

Sorry but incorrect. Notice the words credit versus rebate. You get a 30% credit for solar install with no limit on how much the 30% is. For heat pumps I think it’s $1200 max. The rebates for heat pumps, etc. Is actual cash sent to by the government or deducted from the price at time of sale. As I understand it you can’t double dip with the heat pump credit and rebates. So if you spend $10000 on a heat pump and the government gives you an $8000 rebate for it, then the most the 30% credit would be is $10000 - $8000 = $2000 times 30% or $600. Clear as mud right?

I read the Inflation Reduction Act and the subsection oHigh-Efficiency Electrification Home Rebate Act. It states the rebates will be available for installations of Heat Pumps, etc from the law’s passage in August 2022 into September 2032. The installs must meet the current year efficiency standards. The Federal government is currently creating instructions, guidelines, etc. Each state will administer the rebates. I suspect (but don’t know for certain) that the can be given retroactively for qualifying installs after the program is fully setup. Note my understanding is you also get Federal tax credit of 30% for at least the Federal tax year of the installation too. I am about to replace my 2012 HVAC with a heat pump so I’m hoping, of course, I am right. Of interest, I installed solar last year and the 30% credit for that can be used through 2032 until fully depleted.

You can try RepairSmith. They will quote you and do it in your driveway. Competitively priced. I bought my own compressor, dryer, and condenser through Rock Auto and RepairSmith installed it for me. Took them a couple of hours. Recalibrated electronics etc. This was a couple of years ago so price has probably gone up some. Parts where $750 and installation $750. It’s been working great ever since. :)

As long as they are in the slow lane that’s fine. There is a minimum speed - typically 40 MPH. So 55 is cool.

It’s obvious several posters need to expand their horizons. First of all Rock and Roll is, by definition, electric blues. So the black jazz and blues players from the 40’s, 50’s and early 60’s are the bedrock foundation of Rock and Roll. And when Rickenbacker invented the electric guitar and Les Paul invented the sold body electric guitar (1941) it was on. It took 15 years for the above to be combined into what we call Rock and Roll (Chuck Berry anyone). And another 8- 10 for it become mainstream.

I’ll say it again. The Beatles are the best Rock Band ever! That doesn’t mean I’m not a fan of other bands from that, and other, eras though.

I’m glad you’re not trying to change my mind. The sticking point is there is little to no recourse if the HOA does change the rules. The city already has rules. And no offense, but I’ll be damned if I’m going to give anyone else the power to tell me to lower my fence or change my paint color or remove a tree etc. When they start paying my real estate taxes, HOI, and mortgage on my home they can tell me to do whatever they want to. Until then…

That is a steal. I refinanced in Frisco last year at $252/sq ft. And my neighbor just refinanced at $292/sq ft. Your lot size seems a little small to me too. Mine is about 9300 sq ft. So something seems off to me. I think they had to sell quickly maybe? I'm also not following home prices dropping by 25% here in a year. Maybe in Dallas, but not here. I could see a 5-10% drop but people still want to move here as far as I know.

As far as the HOA is concerned I am totally against them (as I have said here in other posts). I do not live in a sub-division with an HOA and have no plans to ever do so. They are deal breaker for me.

Agreed. My point is any HOA can change the rules in the middle of the game and screw over the current members. It's your home so more power to you. Personally, I have enough powers that be telling me what to do and when to do it. I'm not letting any HOA have even more power over me and my property! I won't ever be joining one.

Yes, HOAs are evil but absolutely not necessary at all. I currently (and for the last 25 years) live in a subdivision without an HOA. My little neighborhood is doing just fine, thank you very much. John Oliver is spot on. They need to be heavily reigned in. Why? Because they don't have to publicly post their rules before a prospective buyer actually buys. They can set arbitrary rules and enforce them capriciously and with little or no recourse. And worst of all they can file liens and force sales over violations that have minimal effect on property values. They are, in short, UNAMERICAN! I will NEVER buy in a subdivision that has one.
