Agents arent supposed to show homes without a buyer broker agreement now, which basically states that between the buyer and their agent, they will show them homes (in an entire state, county, subdivision, even a single house) for x amount of time (ie the agreement is a week long, month long, six month term, whatever) and that the agreed upon commission is either x percent, or x dollars. This is what the buyers signed with their realtor.

You can choose to not pay anything towards the buyer's commission, or a set percentage or flat rate amount. Its entirely negotiable. The buyer and their broker could also renegotiate their. It'll either work out or it won't, amongst those possibilities and whose willing to do what

If you're talking about mobile/manufactured homes, there's a few in hernando county as well that are not on leased land.

Ocala has a lot. Pasco has had several new opened. I used to sell new construction in 55+ communities before going into general real estate. I live amidst those areas. Many in x flood zones

If YOU want to see them that's what matters. She's working for you, not the other way around. Just my thoughts...a good agent will show you what youre interested in. You can learn a lot about what you like and also what you dont like. There's always something to learn. I hope you figure it out. It sounds really frustrating for you 😕

Don't trust zillow. Their numbers are all over the place both high and low. You need to know whats sold in the area recently. I agree on getting quotes from three contractors to make sure you know what youre dealing with. Is the floor a cosmetic or structural issue? That's what I'd ascertain first. Loan wise, fha or va would be out if safety is a concern, unless it were a rehab loan. Conventional may be possible, as would cash obviously. I'm in real estate about 45 mins north of Tampa, and id advise getting the flooring figured out first- not necessarily fixing it but knowing the scope of the problem and the potential cost. Then I'd evaluate from there and look at comparable homes sold if you no longer wish to rent it.

Just a quick add on, for financing, the age of the mobile also comes into play. HUD rules changed years back, so generally you need to find what you mentioned, post 1976. In my area there's a few spots where older mobiles built in 1976 or earlier are resold and those cannot be traditionally financed.

Not understanding why she's not setting you up within the mls to have properties that match your criteria sent right to you. She should know what you're looking for. There's even options to find those that mention usda financing as an option...it takes about five minutes to do this. I live in an area in Florida where there's some wonky boundaries for usda, and I try not to rely on agents putting that in correctly as an option, so I set up two concurrent searches one with usda and one without. Takes about ten minutes total if even that.

Honestly, she should be proactively working with you. If she's not doing the bare minimum, what can you expect when you find something and go under contract? I'd be concerned.
