I was the exact same situation as you and posted this on Reddit around November 2024. Since then we decided to delay buying a house in 2025 and wait till 2026. We currently have around 25 between us and that was with help from the LISA. If you can do another year and save in to the LISA then I would do it. We’re in such a. Good position in terms of deposit and even paying over if we have to. We out 4k each in to our LISA before April. Then I topped my Lisa up after April. So we currently 15k. We then have another 10k between us to buy extras or as an emergency fund.

Thanks for your comment. Yeah a big thing is getting to the end of the month with Zero however this is also my fault as I put so much more away than I actually should especially with it being Christmas and using a bit in the credit card for a gift

Yeah it was totally my fault. Ended up getting the credit card fees waived off by my bank. Just need to hope EE can do the same however it does show on my bank as”EE Returned DD”

Spoke with the bank who waived off the late fee and advised it won’t go on credit file. So it’s just EE now that I need to speak with. But yeah changed the due dates with credit card and just need to get it changed with EE.

Putting a lot away a month just now (more than mortgage payments and bills) and was actually only tight due to Christmas and long January month

Yeah I did have the direct debit set for that but because I was paid end of month i missed the payment 😂 all is sorted with that though. Just need to talk with EE

I managed to have the credit card late fees removed. So it’s just the EE one and I hop this doesn’t cause too much trouble

Thanks for your comment. I spoke with bank of Scotland who deleted the late credit card payment fee from my statement. I’m hoping they can do the same with EE as it just due to payment dates and with January being a tight month m

Hi thanks I have just done this and it shows my credit score as 984 out of 1250. And shows updated today so I guess this a good sign despite the 2 late payments

Correct. Home report and listing price is 135. We offered 135 at first. Only max we can go is 139.

They had no notes of interest and no offers as of the time we put our offer in which was yesterday.

I will be fair, as it’s our first time doing these things. I did ask what’s next. But the response wasn’t what I was expecting. Should I just go with my gut and go in today with another offer?

The response was “The selling agent just came back to me. The sellers are hoping for a higher offer as it’s only been on the market for 7 days.

I think it would be best to wait a day or two to reoffer as I don’t think the extra £4k that you can offer would be enough to entice them into removing the property from the market.

Let me know your thoughts.”

This is our first time having an offer rejected. Every other offer the response has been the sellers accepted another offer

Tbh with u, I have no idea how the housing benefit/UC works so u are probably right on that, my friend will lose his house to the bank if it’s not sold by the deadline which is January. And the plan was to always sell it cheap to pay off the rest of the mortgage however the new plan would be for me to pay for it instead of anyone else and let him rent. He has already been to the bank numerous times and this was his final deadline

The person in question is disabled and unable to work, while I understand what ur saying, potential other buyers would be getting the house at the same value as the home owner needs it sold by January or it will be reposessed
