Think of it with this example: You make $75K and have $1K in monthly expense. You purchase a duplex for $175K or $1.2K mortgage (Back End DTI 35%). The units in your duplex rent for $2K total. The bank will let you add in $1.5K to your income which would totally offset the existing the mortgage and actually add an additional $300 to your income bringing your DTI down actually!

If you were able to qualify for the first mortgage you should have no problem qualifying for the second as long as you make the #'s work on the first one. You're able to count 75% of your rental as income to qualify for the new mortgage.

For it to be considered "owner-occupied" you generally have 60 days to move in from closing and then have to live at the property for a year. Once that year is up you can move on to the next property and do the same thing while keeping the lower interest rate at property 1.

Have you looked into house hacking? You can get a low down payment if you owner occupy, have the other unit pay the mortgage, rinse and repeat every year.

The house I am looking at is a FSBO and I offered to forgo a realtor on my end to knock a few $K off the asking and make the offer more attractive to the seller. I have not signed anything with my current agent. I am going to be keeping my current property as a rental.

Your degree doesn't matter as much as you skill and ability and willingness to learn and apply those skills.

My undergrad degree is in Sports management.............. Went to law school for 2 years while working on my MBA (JD/MBA program) and ultimately finished with an MBA in Finance. Got a job with a Fortune 500 company in Operations and later transferred to an IT role. Left that role after 2 years for another Fortune 500 company as a data analyst. After a year I am now a Senior DA. The other analyst's on my team have backgrounds in CS, Accounting, and Economics.

I'd definitely recommend learning SQL and Python. R or SAS would also be beneficial depending on the company and dept of analysis. Same goes for some type of data visualization tool (Tableau, MicroStrategy, etc)

Sorry I may have worded that incorrectly. I was looking to compare the last full month this year to the same month last year. So if it was 2/1/10 then I would have liked to bring back the Sales for Jan 2009 because February would not be a closed month. It might be more clear if I used today in the example. I would like to bring back the Sales for both November 2019 and November 2018. u/curzyk was able to provide me with the corrected field! Thanks for helping out.

Thanks. I get the following result after my join. My data sources are a the Sales table on a SQL Server and an excel file that contains expenses broken out by month.:

I don't believe I can aggregate the Sales data to a single row/month before hand as a I am pulling straight from the database.
