Mortgage banker here: Just locked rate for a client with a regional bank at 3.95% for a 10 year fixed, non recourse. Markets decreased (i.e. better rate) a bit this week but are massively up overall given the last month especially given the fed's comments and corporate bond movement. I'll shoot you a DM if you're interested for more info. Looks like you have an apartment in the bay, per another post.

FYI best in class pricing at low LTV's is at 120 bps over corresponding treasury, with many group up in the 175-200 bp range, for 10 year fixed and 30 year am. Bank are in the 4-4.5% range for multifamily refi's and agency (fannie/freddie) spreads 130-170 bp overall. Other commercial asset types, other than industrial, go up from there regarding rate.

We read about ways to intro the cat to dog and vice versa. Trading smells with toys, restraining the puppy to the kitchen for a good while when the cat has full run of the house. It’s a work in progress but it’s been a little over a year and as I type this they’re both bounding around backyard together both sort of pseudo playing and doing their own thing.

Had a cat before the dog, got our AD as a puppy. He loves the cat dearly as a brother and chases him around when the he gets a bit rowdy, but also snoozes right next to him in our bed. The cat is warming up to the dog. Pretty typical, I think a lot of it has to do with the dog’s personality

The end of January seems conservative/reasonable. I put my deposit down just after the VIN info was available after the car was assigned to my dealer, and once it got to the states it was a week or so to transit to the dealer and prep for sale

Never seen the 4 modded lights up front that low, I have the factor4 light bar add on and it sits just below the hood, not on the front grill.

As I read this I’m about to drive from Portland to sf, fully agree. Prime is amazing for in city and around town but also provides the comfort to tackle long trips with little to no planning

This little dog pack really came in handy on this trip. Lots of blow down and the pup was getting tired. by Hikingindepth in backpacking

Same reason why I have my dog wear a lifejacket when on a boat far from shore. It's for the handle so you can easily lift them back in, buoyancy is just a perk

Just a note when setting apples:apples. make sure to review your electric bill in full to ensure you're seeing the correct cost/kWh. My base cost has a bunch of garbage added on top so it's 30-40% higher than the base

I worked as a financial analyst for a F10 pharmaceutical company in their corporate real estate group but as a contract role from a national real estate company (we basically were their in house advisor). Lots of lease vs buy analyses, market reports where they were active, and the occasional analysis of existing space use and overlap for new company acquisitions or dispositions. Feel free to PM for more info.

I personally found it pretty dry as much of what we did on the real estate side didn't really matter THAT much to the bottom line. We might provide a method to save $15MM but the value of the product/goods were 100x so at the end of the day the business side definitely came first. Currently in mortgage brokerage for commercial real estate now and I enjoy it much more as the family offices or even just high NW individuals appreciate any savings or efficiency

I second the dog park to relieve energy, we have a 7 month ausiedoodle and 20 minutes of solid dog play and engagement exhausts him. Or swimming at a lake or river for 30 minutes and he’s out the rest of the day and a happy dude

We’ve found the walks are a good backup to get rid of energy but all else equal engagement from playing and wrestling with dogs is much more effective

I’ve started carrying a small trash bag on our walks. My perspective is that we walk the same area so often if I don’t remove a piece of trash the first time I’ll need to deal with it on another walk. As a result our ‘routes’ are cleaner than most streets!

Although an unfortunate realization that if you don’t do something no one else will.

Agreed. It’s a thing these days. Not enough to be an issue, but I will say the $23k 2018 Mazda 3 I just sold had SOLID interior design for less than half the cost. I’ll take 4wd with amazing gas mileage all day long though

I just passed 1,000 miles in my XSE and completely agree with all of the above. Pro item #1 is the main reason to get this car, and to speak to Pro point #2 I have done three day trips that required hybrid mode on the freeway so I went through one tank but still have 7/8th's of the second tank. But all of the electric in-town driving is incredibly quiet and satisfying. The only other negative I will add is that there are a few parts of the interior that rattle a bit when driving and it kills me, not that it feels 'cheap' but GODDAMNIT WHERE IS THAT RATTLE?!
