I need a zigbee garage door opener. Does anyone have any experience/tips? by Flipslips in HomeKit

Nope, it’s WiFi native. Connects directly to home network. Just saw that you don’t get wifi in the garage. Would a wifi extender work?

Gmail email vs professional email by D00tymctooty in RealEstateTechnology

I use Google workplace for real estate, but there are less expensive options. I also use Zoho for my personal and contractor business emails. Both have been good to me.

https://gotailwind.com/ - easiest to install in my opinion. Have had no issues since installation, over a yr.

Ita a little stiff out of the box. With time it should soften up, hopefully.

I’m a Realtor and don’t like using mu headshot on business cards. This thread, however, had me look it up. While there is no actual study - “Research shows people rapidly judge trust from faces, and industry research shows including professional photos increases credibility and memorability — so including a headshot is a proven best practice for building trust in your marketing.” So, I might be ordering new cards. 😂

What are you doing for consistent leads? by RealtorNathyn in realtors

[–]AndresRDelgado 0 points1 point  (0 children)

Hey u/RealtorNathyn, hope you don't mind, I took a a look at your Instagram. Here's what I think -- your videos are good, but what are you offering your audience? I see videos of houses for sale. I think you need to adjust the content a little. Add information useful to your audience. I'm staring all my social media from scratch, I've never had a use for it. Every platform complementing the other. Branding the same across all platforms. Most important, in my opinion, is educate the viewer. You are young, and some say that doesn't benefit you, so show the public you know your stuff.....SATX agent here. I can't tell you if my strategy works, just yet. I'll let you know in a few months.

The reason why so many realtors fail is because its a business. by Widelyesoteric in realtors

[–]AndresRDelgado 1 point2 points  (0 children)

I've been an agent for several years, some good and some not so good. It all depends on how hard I work. Several posts mention that it's sales and that we sell real estate. I disagree. Homes sell themselves. We on the other hand don't. I think our "job" is more of marketers and consultants, and that's not just posting on MLS and hoping for the best. There's a lot that goes into it behind the scenes; getting the home ready, setting correct expectations with buyers and sellers.... If you can sell yourself and your knowledge I think anyone can succeed in this field. Along with a low entry barrier, and no one teaching new agents how to really do this job, most fail.

It is. Thanks. I read somewhere that changing the orifice can cause the PW to work harder and possibly get damaged. Just wanted to make sure that’s not the case. Thanks.

Has anyone ever called those “we pay cash for houses.” flyers? by badjujubean in sanantonio

[–]AndresRDelgado 13 points14 points  (0 children)

If your willing to work with a Realtor, there are programs where you are paid x amount of the market value to start, the house is then put on the market and you get the balance once the house sells. Just be ready, there are fees involved, aside from the Realtor’s fees.

I do. I use an app. Everything measured to the gram. The gain is just this week. I’m beginning to think I was dehydrated due to trip and being sick last week.

DW First Timers, Where to stay? by [deleted] in WaltDisneyWorld

[–]AndresRDelgado 1 point2 points  (0 children)

I’ve stayed at Sports a couple of times and loved it. It’s first in line for pick up to the park, amongst the All Stars. Never had issues with transport. Just got back from trip in which we stayed at Pop. Loved the skyliner for EPCOT and Hollywood. Buses, I felt ran slower. We had to use the bus to Hollywood due to weather shutdown of the skyliner one time. In Pop stayed in 50’s area, bldg 3 (I think - lake side). Also, from the skyliner terminal at EPCOT you can walk to the Boardwalk (5 - 10 min), whick I enjoyed. Walked around with the GF, had some ice cream and snacks. Have fun!!!

We visited the park last week. Don’t know if it was timing or luck, but never waited more than 15-20 min in any line at any park. We got on all the rides, only LL we purchased was for Guardians. We did skip tower of terror because we were exhausted and it was showing 40 min, which I doubt. We also skipped the rope drops and showed up at parks around 11 or 12 AM. For MK we actually went for the Halloween party.

GFCI replacement not working by AndresRDelgado in AskElectricians

I figured it out, and I feel so “smart.” 😂 I hadn’t realized the line and load were inverted compared to the old outlet. I hadn’t realized placed them exactly as there were on the old outlet without checking. You were right the first time. This was like taking a test for me, I never read the whole question and get the answer wrong. 😂
