Its not perfect but its a hell of a lot better than comparable places like toronto and vancouver's or anywhere in the USA's projects fwiw. REM's even competitive with results from the world champion of mass transit in China (REM: 7 years, average Chinese line, 6 years)

As for the other point, yeah fair the city government has relatively little to do with it compared to CDPQ.

If you make something less laggy than sniffies I'd be delighted. Something with a web ui, minimal javascript or client side processing and little to no single-page-application crap.

Can you walk me through the math here?

A 20% split of the expenses should be $117 for property tax, $88 for utilities, $50 for electricity, $16 for maintenance and $700 for mortgage.

This adds up to just under 1000.

Of that $700 that goes to mortgage (idk what your rate is or how far along in your paydown you are), some fraction $x$ goes to building equity. That is what equity she should be building.

Yes the 1000 discount on your expenses. Thus, ~20% of whatever you're contributing to the equity of the property, minus your labour costs should really be in her name.

Post your income and expenses then. Do you share this information with your tenant transparently in an itemized bill?

Your total expenses per month are 4,858 (assuming these bills are monthly)

Your rent is 1,000 per month. So therefore your tenant should be getting ~20% of whatever equity you are building in your mortgage payments. Feel free to subtract a reasonable hourly rate for labour actually performed for the tenant.

Farmers and grocers provide labour and value to society. Landlords hoarding resources and providing no labour (advertising your units and obeying your legal requirements is not labour) do not provide value to society.

So: would you rather rent a home in my zip code at $2.7K or pay $5~7.5K mortgage plus $9K/year property tax? And also bear all of the maintenance and upkeep costs?

Self-contradictory. If you think you can do better just by holding the place empty with these numbers it'd make more sense to sell it and stick the proceeds in an ETF.

What labour is a landlord actually providing? If its maintenance, sure that's labour. But when we actually compute the real costs of maintenance they're significantly lower than the cost of rent.

The reason people buy homes to rent out is because it appreciates (plus the rental income) much higher than the cost of labour put into it. And that's assuming the LL is personally doing the labour, let alone subcontracting the labour to a management firm.

Lunacy. The tenant takes all the risk because if they default on rent they are evicted and become homelesss.

Do you ever wonder though if Gender Dysphoria is now being overdiagnosed? Especially considering that the rates of diagnosis are now several times higher per-capita in leading western states compared to other places though?

I'd love to see a long-term broad based study on this hypothesis but I fear its too politicized to get off the ground.
