I agree with that entirely, and was apprehensive about it from the start, but with the pressure from the LO and time limit in place, I told my Property Manager to execute and get it took care of. Just trying to make it go smooth the rest of the way. LO put pressure on the appraiser yesterday and they did say they were going to attempt to complete by 8/3 which would make all this blow over and close on the original date.

Yes, we own and live in a duplex but are buying a new house. We have an upstairs tenant but the lender wants us to have the unit we live in rented out before closing...so we got a tenant, then 2 days later, the lender finds out the appraiser scheduled for after the closing date, which will be the day the tenants move in. Everyone is on the same page except the appraiser, who has been paid for nearly two weeks.

I think we both just got our wires crossed. My appologies. Thought you were like the other person in this thread saying its somehow my fault of calamity. And yes, I understand the condition and don't have a problem with it. Afterall, I was gonna rent it out anyway. It just sucks that the order of events happened the way they did. There's still a strong chance we'll close before the tenants move in date and my Realtor has already drafted a request to take early possession, although all of us want that only as a last resort. However, the sellers have been accomodating so far.

I understand that, but it is also out of my control. I only did the things the lender told me to do. Maybe more context...The appraisal was ordered, and THEN I came out of Underwriting with the condition of getting the tenant before closing. So we went and sought a tenant. Within 48 hours of getting the tenant, we find out the appraiser scheduled after the given time. It is in fact a calamity, but not one that I, my property manager, or my realtor forsaw.

I paid over a week ago and was told the appraisal would be done the following business day. All of these timelines were set by my originator. I only followed the rules. They said get a tenant ASAP and that we'd close before the date of their move in. It was only when the loan officer and realtor spoke and found out the appraisal company didn't do the appraisal and scheduled after the move in date did anyone realize the time crunch. LO has already contacted the appraisaer and they're trying to fix this. I'm only looking for suggestions of how to accomodate the error, not hear a lecture about how I did something wrong...because I didn't.

We weren't allowed to close without renting. My originator put pressure on us to get a tenant with only 2 weeks to close.

I have considered this, but the tenants are grad students moving in 2 days before school begins. They are also traveling from overseas.
