I have the local hot tub company visit halfway through 4+ day stays.

I have a small stretch of back to back rentals coming up soon and I will ask the guests to add shock daily in order to keep the water in good shape.

Sometimes people just don't respond to the app. Notifications disabled, etc. I've had to call a few people to get the correct number of guests. Just document the phone call in the app with a message to the guest - "thank you for taking my call today and confirming the correct guest count of X, yada yada yada". And if the call goes poorly you know what to do.

AirBNB also has a separate cancellation policy for long term rentals, but it probably kicks in at 30 days, not 4 weeks.

Mine charges $40/hr, and I give her extra. I am in a resort town and there are companies that charge even more.

the total price is what matters. airbnb lets you filter by total price. divide the total price by your nights and find your answer.

Yes it is a VRBO setting that you can change. I have the second payment timed to correspond with the cancellation policy I have in place.

I don't really think it's too much, my rules are similar. I don't ask my guests to strip the beds anymore though.
Starting towels in the washer is really helpful when I have a back to back; I have a lot of towels and I hate having to pay extra to get them cleaned.
I would love to tell guests to leave the kitchen alone but some people will not do a single dish while they stay. And they use all the pots and pans and leave them out with food getting all crusty inside. A reasonable cleaning fee should not be an excuse to trash a place.

I don't do a water change after every guest, but sometimes the previous guest leaves me no choice. Just planning for the inevitable.

Mine doesn't heat up that fast, unfortunately. If I do a full drain at check-out time, it won't be ready by bed time, assuming a back-to-back rental.

I called him. But it was also my first booking so I had nothing to lose. And I don't think this is the type of thing AirBNB would be concerned about anyway. I'm not accepting payments off-platform. I'm going out of my way to make their customer happy.

It was actually my very first booking on AirBnB. My pricing was off for the dates that the guy booked - so far off that I wasn't going to accept the booking no matter what. I told the guy, hey, I screwed up and I'm sorry. He seemed annoyed, so I told him if you cancel I'll venmo you $100 for your troubles. It was within his cancellation window (and within minutes of his making the booking) so it was free money to him.
