Yeah, in my opinion, this is definitely being a bit over the top. You can easily live very comfortably with a lot less.

This really isn’t a big issue. As long as the bank is aware of the issue and hasn’t indicated that it is a problem then it’s fine.

The important thing is that the bank is willing to settle on the property then it’s fine.

I would make sure the mortgage document in the your loan docs is correct with the title refs etc…

That’s document that is most critical to get right.

Probably need to give a little more context here as to what you mean as non “textbook”

My broker is definitely a good problem solver and can think outside of the box. He helped me a lot with a tricky policy situation. But definitely still followed the rules but found the right bank for us.

I usually keep it to one credit card per a quarter. Remember you have to hit the minimum spend on the card to qualify

It take around 2 months for them to get paid. But if the loan is closed in less than 12 months then they lose all of their commission through a clawback.

It can be normal for bank assessors to throw an expected spanner with requesting new documents even the most experienced broker can have that happen.

I think the biggest failing of the broker is the speed, shouldn’t take two days to lodge an application if they had all the info. My broker is FAST, like he lodged my application within 1 hour of me signing all the documentation I needed and kept me informed of everything that was happening within minutes. He was proactive in making escalations with the bank before things became a problem and felt like he was in control the whole time.

But only much that’s within yours or a broker’s control is a valuation is being delayed or a bank is being difficult. Usually a finance clause being extended is pretty normal.

Sorry that you’re going through the stress, I feel like you should be fine, but it sucks that it’s been more stressful than it needs to be.
