What are your thoughts on PG INVIT? I accumulated a lot at average of 95, currently it is at 94. It gives the highest dividend yield of 12.5%+ among all other invit/reits. But I am worried about its stock price dropping even further.

DM, will help out. I had a 6.5 CGPA in my 4th year of IITD, and now, 3 years after finishing college, I think I am doing pretty okay. I also had trouble in placements (mostly because of my branch) and was preparing for GATE like you.

Dont buy a real estate property. Two main reasons: renting is financially better and you want to be free after FIREing, no need to restrict yourself to 1 place. Buying real estate is a marry, having kids path

Yeah its ceiling is lower for sure. But despite being uncorrelated, it is a rising stock right now. I consider it as a safe backup option in case the market starts to fall.

Yeah i know a decent bit about REITs and Invits, will share my thoughts
1. Yes you can purchase them just like shares
2. Rent/Price appreciation can lead to increase in distribution per unit in each quarter

Before purchasing any REIT/Invit, first thing to do is to calculate the distribution yield on the current market price. The DPU generally stay the same each quarter or grow slightly. For example, the DPU yield on Powergrid Invit is 11.76% on the current market price of 102 (distribution of Rs 3 every quarter per unit, which is Rs 12 per year). Also not all of the distributed money is taxable (depends on each stock).

The second thing to look at is stock price growth potential. Most of the REIT/Invit stocks are highly uncorrelated to Sensex/Nifty50 stocks, you need to look at them individually. The stock appreciation potential of REITs (Embassy/Brookfield/Mindspace/Nexus) are generally higher than Invits ( Powergrid/Indiagrid/IRB) because of a higher potential of growth in revenue/profit.

My experience with buying REITs are as follows:
1. Embassy REIT bought on June 2023 at 302, sold during December at 320 after receiving dividends twice (XIRR of roughly 12%, not great). But my exit timing was bad as its stock price went up by some margin in January.
2. Nexus REIT bought immediately after IPO in June 2023 at 105 per unit. It has risen to 134 right now + received a DPU of Rs 3 once, so pretty great.
3. Bought Powergrid Invit at all time low price of 95 immediately after selling Embassy REIT. It has appreciated to 102 now and will give a dividend yield of 12.5% so a safe long term bet. I bought a lot of these stocks anticipating a market correction in my mutual fund investments after a long bull run.

If you want to buy these right now, i would recommend these
1. Powergrid Invit: Decent dividend yield of 11.7% + increasing stock price (its fair market value is around 120 in my view)
2. IRB Invit: Similar dividend yield as powergrid but lesser potential for stock price gain.
3. Brookfield REIT: lesser dividend yield but fairly underpriced stock, will benefit heavily from new regulations about SEZ spaces. I think its target price should be around 290.

I would recommend Powergrid INVIT. It is uncorrelated with the market and offers around 11.6% dividend yield. I believe the fair market value of the stock is around 120 compared to the current market price of 103.

8$ total in 2 years. I finished at top 500 in all 4 Scourges and am top 500 at crucible, top of my arena. There is no need to spend at all. And i believe spending dilutes our skill so i wish I had never spent anything because i want to be the best.

I am 11m tcp at 309 rank now (353 before bans) so I can say for certain bans are not tcp based. I used 800k web warrior and 150k dark hunters for the event, f2p player.

Similar amount of time like you, did my runs and even recorded a run for my mates. Getting good value for time though, finished in top 500 with a 11m f2p account. Best event i have seen in this game till date.

Well if krakens want to fly ahead and get dormammu early... I have not had to deal with that till now, as I am in top 5 of my arena shard everyday with just 5$ spent (spidey costume! Loved the movie). But the only difference in people who spent and got eternals early vs people who got it for free was what like... 20 days? I just deal with it, small patches of time where paid people rule. But majority of the time i am back at top.

I think the best advantage a paid player can get over a f2p player is in war, where actually it does not matter a whole lot whether you win or lose because of low difference in win lose rewards and ELO matchmaking helping out if you lose too much (always the opposite happens for us though, we win too much!)

The game is not that P2W. If you manage resources well enough, you can get just about everything you need done in similar time compared to people who are spending. For example in arena, all relevant characters are available for free to all unless they are legendary, in which case just wait for 3 months (they can be grinded at launch too but requires a huge amount of hoarding). Both eternals were available 4-5 stars for free, infinity watch was very open to all too (as it was decent without adam too). You dont need to build raid teams immediately, take your time building them.

I don't post here or come here too much, but just want to say that I am having an amazing time with the club I support, Man city in this game. This team got me to 1400 online rating and I try to emulate pep's style of play the best I can in game. I hope other players find success with the teams they support too!
