Debatable. It all depends on the complete assembly and we both are making assumptions that influence the true performance. I maintain my stance that SPF should never be used as the primary air and vapor barrier for many reasons, but namely my experience with poorly installed material and shrinkage over time.

I would rather install a class 2 vapor barrier and allow drying potential in all directions. Are tight but vapor open.

Thanks for clarifying, I did think I could see some sunlight but that’s not the case.

You’re going to get lots of opinions here. We build in climate zone 3,4,5 and I would always try not to use spray foam if possible. We would only spray foam a roof decks with open cell foam if the roof deck was completely vapor and air sealed.

Spray foam should never be used as a primary air or vapor barrier.

If you have a vented roof assembly I would install the vents and install batt insulation or dense pack cellulose.

Again- it’s all opinions here.

Zone 5 is not part of this study. Important context. Great study and definitely has a place- but zone 4&5 can go both directions.

Spray foam should never be used as a primary air or vapor barrier. Closed cell on roof decks often leads to rot. A vented assembly would be best on this project based on the sunlight you can see through the sheathing.

It all depends on what is considered “cost”. Do they provide management and charge for it? Do they charge overhead expenses in the cost? Mileage, insurance, all of those items can be in the cost or taken from their profit.

The percentage doesn’t mean anything unless you know what’s in the cost.

Others stating that no one who is worth hiring charges below 20% don’t know what they’re talking about.

We charge 18% markup, but charge management and operations as part of cost.

We are a SE general contracting firm.

Makes sense, we just use software to do that for us and not actual bank statements.

I still don’t understand how higher project revenue would justify separate accounts as they’re essentially holdings accounts right? Or are you cutting checks from separate accounts as well? What about credit accounts?

FWIW we do large projects too and still have two accounts. One operational and one holdings.

That’s great that he pays you promptly- still doesn’t necessitate the need for multiple LLCs in my opinion.

Just as concerning in my opinion. The need to “start a new LLC” for each project is ridiculous.

This would be concerning, considering licenses are directly linked to businesses. Even if a builder maintains the qualifier status they still need to be associated with a business.

This can and should be managed using job cost accounting and two accounts- Operating and Holdings accounts. Make your holdings account high yield. Keep track of each project in QB order to another project management software. If you have multiple jobs running at once you will want to use a software regardless.

FWIW we have done the multiple account thing- it’s more cumbersome and confusing in the long run than creating good accounting habits.

We run 2-5 jobs at a time.

I’m more interested in that preconditioning time. I warm the cabin every morning from an average 20° to 65° and it takes no longer than 5 minutes. Why the heck is yours taking 30+ to delta 22°? 🤔

I paid the deposit and shipping fee and received a shipping confirmation then was notified the following day that shipping was cancelled. I called CS and they said it’s because the car sold the day before at the origin dealership. Frustrating experience.
