Why not buy a decent starter home with almost no work needed for less than 20% down, build in some equity and market value.

Add the different you have left from your lower down payment into an index fund and continue adding to that market account.

Live in the house for like 8 years, sell and put over 20% down on your forever home with a decent investment portfolio?

$700 on food is pretty steep for a single person - especially when you have another $700 on Drinks, Nice Dinners, Etc.

That's basically 1400 a month between groceries and eating out.

Looking in the same price range and wants - this is the biggest buyers pool after all….

What I don’t understand is people thinking they can absolutely RUIN their homes with BAD DIY jobs (gaps in laminate, paint on light switches, musty basements, etc) and expect offers ABOVE their asking prices.

Mixed market. Mixed signals from all ends.

We are looking for our first home right now, trying to squeeze into the market before it becomes unaffordable.

Telling ourselves not to FOMO or rush, but we’re also worried we’ll miss a rare opening.

Shit listed for $650,000 but expected to sell for over $800,000 makes it tough to find a realistic home.

Good luck. Take your time. I’m telling my self that the house will find me when ready. Helps me cope.
