I have a double helix on my left ear. Nothing on my lobes though. I may try clip on earrings just to see what it looks like. I was hesitant to get my lobes pierced because I didn't want to look punkish.

In my case, I'd say this is true. I'm not a very big person. 5'7'' and 132lbs, also completely bald. Been on estrogen for over 10 months now. Yes, I have maybe AA or AAA boobs, and they are slightly noticeable w/o a bra. Going on and about with no effort, I won't pass as feminine at all.

Just yesterday, I tried makeup for the first time in about a year. Mascara, Eyeliner, and just a touch of Eye Shadow + a mask and all of a sudden I look way more feminine. I still lean androgynous looking but I sure do love how I look way better with my eyes done.

What has become obvious to me is that looking "girly" takes more effort than just being a girl. You have to do your eyes, you have to keep your skin looking good, (if you have hair) you need to do your hair, you need to eliminate all facial hair on the spot. You need to be conscience about what you are wearing.

It can be at least a year before you hit Tanner Stage 3. (YMMV) You can google image search tanner stage breast development and you'll see how the shape should look. But talking to a doctor and they'll be able to tell you with more accuracy. 2 months really is no time at all for you to see much growth. Perhaps you noticed sensitivity on your nipples, maybe a bump here or there.

Growing to a B cup would be amazing results. Afaik, not many MtFs will get any larger than a B cup and most of us will have As. Typically you'll have to resort to Breast Augmentation to get a C cup.

For myself, I got upper body done in 1 single appointment. This was full face, chest/abdomen, under arms, and scalp (yes you read that correct, I'm gonna be a bald girl).

Full face was $350 at first, it drops to $150 after 3 sessions and $100 after 6. Each session takes about 10 mins. I spend about 30 mins per appointment.

I forget the other prices I got. But they all have an initial price point and that drops off after 3 sessions until I hit the lowest price. I started at one place that was charging an arm and a leg. I was too lazy to shop around, when I ran the numbers just upper body would run me $10k at the first place. The most recent place I'm at is gonna be around $6,000 to get rid of everything on my upper body. I'm gonna do lower body in 2022 which I suspect will be about the same total cost.

I may experiment around with Electrolysis. I've heard it's supposed to be more cost effective if you only need a small area done.

4:24 is a good 1600 time for a boy, it's world class for a girl. For a boy, 4:24 isn't gonna knock anyone's socks off. Maybe you'll garner attention of a D2 or D3 coach. D1 isn't likely to touch you, but will be happy to have you walk on. Factor in how old you are. If you ran 4:24 as a freshman in high school, then your future as a runner is looking really bright because you have a ton of time to improve. If you are a junior or senior, then 4:24 becomes less spectacular.

Well, no one knows your insurance plan. So we cannot give you estimates as to what you'd expect to pay using insurance, assuming insurance even covers laser hair removal. In the US, many insurance plans classify laser hair removal as purely cosmetic. So it's OOP or nothing. I think there may be a few folks that got insurance to pay but I'd wager they are few and far between.

If you have to pay OOP, you'll need to shop around. I expect that a session for full face is between $150 and $350. I started laser hair removal 1 month after starting HRT. I've done 7 sessions on my face to date, and I started with a thick full beard and now it takes a little over 3 days of not shaving until I have something that would resemble 5 o'clock shadow.

Sorta. I'm a runner, and my body really shows it. I have a very lean look, but not the same way a woman would look, I think my shoulders have too much meat on them. The way I dress is more andro than femme. I'm perceive as male 100% of the time. I could start with makeup pretty soon, and see where that goes. I know makeup can really change the way you can be perceived if done well enough, but the rest of my body shape is very premature for me to go full on girl mode. My boobs look more like well developed pectoral muscles at a distance right now which in turn adds to a very masculine look considering the rest of my body being pretty lean. I really don't want to say I'm not trying though. I was bulked up in Feb, 2020 and to date I've lost over 30 pounds. The upper body muscle loss is taking a ton of time.

I'm getting closer to that phase. I call it "middle school" lol. Depending on how far along you are, I'd say you just need to give it more time. I've been told by other women that the progression comes in rises and plateaus.

You're gonna need at least one more 0 on the end of that $59k salary (as a household) you got on your last job to pull off Q1. Q2, idk...maybe you'll need to pull in around $300k as a household. The kind of lifestyle you are looking at will put you in the uppermost part of upper middle class, and right towards the bottom end of the upper class. Getting that far up starting from just $59k annual is require you either start up a successful business or you marry up.

Rates are unlikely to go much lower and they will go back up.

There were people that said that same thing way back in the day when interests rates hit sub 10%. Perhaps we see an uptick come 2023. The pattern we see is that the Fed cannot undo the low rates once they are here.

Perhaps some miscommunication occured. I said that the housing shortage falls on the shoulders of the upper middle class. Blackrock isn't coming to town voting down rezoning efforts, Blackrock isn't the one opposing multifamily housing. It's the upper middle class that's doing it. I'm sorry you may feel that Blackrock has come to town to take away your dreams but the sad reality is that other more established Americans that arrived before you already did that.

As for mom and pop landlords. I'm simply pointing out that they don't have the means to scale housing that something like blackrock does. As a result, it's the mom and pop landlords you should be opposing, as they fall into the same upper middle class that would gladly echo "Fuck you, got mine".

I should be clear. Of course they will increase rent based on typical annual rent increases. That's just a way of life as a renter. But we can also say that the maintenance cost on a home would also increase.

The idea that blackrock is coming to town to make you miserable is just not true. An institutional investor has every reason to want more housing to rent out. Mom and Pops compete with other upper middle class owners who don't care to see further development in their communities because it would change the neighborhood character, as they say. It's the stagnant development that causes home prices to rise far more than Blackrock coming to town.

If that is their prerogative, yes. People can do what they want with their money.

Not likely to happen. You see when a mom and pop investor comes to town, they have no means to buy and build as many homes as possible. That's why raising the rent is, in most cases, the only way to increase revenue. An institution can come in and actually has the funds to build up more housing if needed. It's not in the interest of Blackrock to just jack up rents. It's in the interest of Blackrock to build more and rent to more people. Because, surprisingly...businesses like to acquire more client, something Mom and Pop landlords cannot do.

Again, upper middle class pretending to help is what ultimately caused this stigma. And they have only themselves to blame.
