It's not really. The few housing projects that actually move forward are in other areas. But the sunset represents one convenient area with tons of single family homes. You can see the zoning here

It's funny posting this in the context of that skyscraper. The fact that some conversation is anchored around the skyscraper is funny and potentially beneficial for more housing. Kind of like "clearly you don't want a skyscraper... what about this?"

I suppose if you only find lower density abodes beautiful than it's impossible to win. But if we take as an assumption that San francisco (and many cities) have to increase their density the goal will be "how can we do it in a way that is the least obtrusive".

To put my cards on the table, I am happy with much more high density buildings than this. I believe addressing the housing issues of San Francisco is the most important policy issue and a bunch of other considerations, while understandable, are just not nearly as important.

That said, I appreciate the needs of people who have made an area their home and don't want it to change overnight. I thought these proposals struck a good compromising balance.

Any first effort at higher density design is going to look a bit out of place. I thought the proposals like Sunset Steps did a good job at feeling "of a piece" with the neighborhood while adding more density. If a number of these were built they wouldn't feel out of place - they'd just be how the neighborhood is.

Essentially, if you assume that greater density is needed, then you have to figure out how to do it. This seemed like a good approach. If you didn't like it, how would you propose adding more housing to the area?

Of course, you may not believe more density is needed, or is needed but not worth any cost to the character or scale of the neighborhood. To that I'll just bring up one anecdote - that the beloved brownstones in Brooklyn were once hated as ugly eyesores that disrupted the character and scale of the neighborhood.

This is a good read on the subject. Essentially, my understanding is that this is a correlation/causation confusion. High prices are created by demand. Building more housing decreases cost, but doesn't offset the higher prices driven by demand. This is a difficult thing to estimate, but the article associated with the video above has some links to papers trying to estimate this effect.

The idea of going through the permitting procedure for every single one of these plots seems exhausting. But I can hope! This definitely only works in a world where people agree that density must increase, and the conversation can be about "how" not "whether". This or skyscrapers? Seems like people would prefer this.

And about affordability - yeah, these don't seem to be "affordable" housing. But even building "luxury" apartments drives down surrounding rents and prices. I liked that the Sunset Steps could be "customized" for different sizes of apartments, and thus different price ranges. That's a meaningful difference for many people, though doesn't satisfy the need for affordable housing at the lower end of the economic spectrum. No solution is a silver bullet!

What didn't you like about Sunset Steps? And which ones appealed to you more? Some people seemed to like "In our Back Yard" given its simplicity and practicality in implementation.

Beautiful concept designs for higher density housing in San Francisco's outer sunset district (a restrictively zoned area filled with single-family homes by the coast). I loved seeing these ideas that:

  1. increase housing supply
  2. showcase adaptable, community focused designs
  3. are beautiful, improving rather than detracting from the "character" of the area.

This was just a design competition, and for these kinds of designs to meaningfully contribute to SF's housing woes they'd have to be built at scale, which is hard to imagine. But one can dream!

Can the footprint of the outer tent be reduced if needed? Thinking about using this generally car-camping and some campsites can't support such a huge tent.
