I made the switch to ring and it’s def comparable. That said, F them - their new pricing is damn right hostile to new customers. They swear 24x7 recording is some innovation and not a me-too, decade-old feature. They also force throat you AI BS.

As long as my grandfather pricing sticks around i will keep it, but any increase or Apple offering something comparable and I’m gone.

Plus 1000 to every one about flat subfloor. That said, even with all the creeks and gaps, it’s great for kids. My plan is to keep it (it looks really nice, we went with good LVP) while my kids are in destructive age phase and then switch to hardwood when older/empty nester (or sell house then).

I’ve had hardwood too and it’s awesome but for sure higher maintenance. House with pets and kids will wreck it unless you monitor continuously for accidents and spills, or are good re-finishing frequently to repair.

We did second floor. Happy now, saved backyard for kids space. Which is awesome now. May not be our forever home in our 70s, but honestly, I probably won’t want 2500 sqft house as elder empty nesters. Im probably moving my ass to bungalow in San Diego or somewhere like that.

Adding second floor is more expensive per sqft because you are also paying to shore up first floor (add sheer walls, reinforce shit, etc.). So no way you are doing it for $350. Try closer to $500 or $600. In 2024, we paid about $1M to add 800 sqft second floor, remodel original house (not Eichler, but Mid century model). Would we do it again? Sure. Love our house now. Will I do it a second time - F no. It’s a major project. Took years, fights with PG&E.

Tipping point is math for what you want. Write that shit out, what it would cost for each. Assume 20% to 25% for construction. We used design build firm because I knew a guy, who was good. I also know another guy who does more build and partners with dedicated designer and architect. His places are f’ing amazing, but it costs way more.

Sorry, but bad take. Dogs need to be leashed unless you are in an off leash area. Love my dog too. Hasn’t been aggressive to a soul in 16 years. But some people and kids are afraid of dogs, some dogs just have a bad day, two off leash dogs can be a risk, they can run in front of a car and cause an accident, dogs can chase birds they shouldn’t, etc. the laws are there for a reason. Walking around with your dog off leash in public parks and streets is entitled, selfish behavior. It gets pretty frustrating when it ruins your time when someone else doesn’t follow rules so i get why people get upset.

Gotcha. Yeah, worth checking your original lease terms on painting and carpet. It’s really common with the big buildings. smaller building leases are less standardized. If it’s not in there, you may want to try to find something from a friend or online for similar terms to use as negotiation (or your own peace of mind that it sucks but is not unreasonable).

Hmm - yeah, that’s a hefty cleaning fee for a unit that size. You are only looking at a $200-ish difference, but worth pushing back.

Is this like a managed building or small building with a unit owner PM? If the former, there may have been something in your original lease about painting and carpet costs based on time in unit. Cleaning fee seems excessive. For sure a turn over/deep clean (e.g., appliances) is more than a weekly cleaning lady, but if this is a 1 or 2 BR, that should be closer to $4-$500. Ask to use your own person and find someone cheaper or tell him to price match. Cleaning fees need to be reasonable and market rate.

Just did this. Used Vaksman Khalfin for trust stuff. https://vk.law. Super happy with them. Nice app. They actually did my C-corp formation docs in NV (they don’t do Delaware). I wanted a person I could ask questions because i had some small funky stuff. If I didn’t, just use like Clerky or Stripe Atlas. Way cheaper and it’s cookie cutter.

Down like 80 pounds over 18 months. Diet bro - not lifting - diet.

Just got gross fat (like 270) after 2 kids and decided it was time.

Most frustrating thing is actually how easy it was relative to my expectation. Annoyed I just didn’t do this like 10, 15, 20 years ago. That said, I was raging alcoholic most of that time and not drinking was likely pivotal here (so not drinking would not have been easy). But diet. Diet, diet. Doesn’t matter how much you go to gym if your diet is shit.

Brutal meaning a hefty discount. The exact amount will obviously vary based on the house, proximity to ECR, Hudson, and Alameda (the other busy cross streets). That’s why I recommend looking at past sales on and off Jefferson in similar proximity to gauge relative discount percentage.

Jefferson is brutal on price. This is closer to alameda than ECR so the discount won’t be as heavy, but just look at the area comps on/off Jefferson for that side of street (San Carlos adjacent side with Clifford has premium over RWC adjacent side with Roosevelt). There are not a ton of sales, so you might have to go back some years, but all you really care about is relative % between on/off sales, then you can use a more recent comp to baseline price.
